When looking at Homes in Discovery Bay I always like to break Deep Water Dock Homes out into a separate category as they are one of the most popular type of homes in Discovery Bay. Discovery Bay homes are eclectic and have eclectic neighbor hoods so prices can vary widely and a few sales can change the numbers dramatically. There are so few Deep Water Dock Homes for sale or sold in Discovery Bay that those numbers can really vary. However, the number of Deep Water Dock Homes for sale in Discovery Bay has dropped dramatically from last year, but is up slightly this month to 26 from last months total of 22.
I have taken a hard look at Short Sales this month since they are dominating the local market. The number of Bank Owned Homes on the market continues to shrink. Last month it stood at 16 and is now down to 10, the slide continues.
Compared to the total number of sales the number of pending homes seems about right. However, a higher portion of the pending homes are Short Sales compared to the number of Short Sales on the market. I suspect this might be because of the long wait it sometimes takes to get a short sale cleared through the bank. However, the numbers are unclear on this point.
The Average Price Per SF for Homes in Discovery Bay California, which is a key indicator I watch fell from last month's $146.00 per SF to $134.00 per SF. With the eclectic nature of the homes these swings are normal. Homes for Sale in Discovery Bay California represent a great buying opportunity for Investors and First Time Home Buyers.
