Dear Agent,FHA Loans

So glad I previewed your listing for my client the other day.  My client is qualified for FHA financing as you know and after our telephone call I understood that all the home needed was a little paint and a steam clean of the carpet - certainly something my client could handle.

It says clearly on the MLS that you will take FHA Financing.  On the flip side I am now to understand your seller (the bank) is only selling as is and will not do a thing to fix the place up.

Before I got out of the car I could see the eaves had dry rot on them, baby we are not talking a little worn paint - I could break them off with my bare hand if I wanted.  The Lawn (or actually where the lawn used to be) looks like crap - but as I understand it that will not stop an FHA loan.

The kitchen actually look kind of nice - I hope your client is willing to put a Fridge in it to satisfy the FHA Lender.  But I am afraid if we steam clean this carpet and pull or the grease and pet oders out of it there will not be a carpet left. It won't take much paint to cover up the gang tags in the house, but maybe a little more for a full paint job after we sheet rock the holes in the wall.

That master bathroom is unique.  I have never seen a floor slopped like that so any water on the floor will run off towards the exterior.  Do you have a foundation problem?  I looked outside and did you know I could see where that section of the house has had patching applied to the stucco and an attempt to create some drainage.  Of course most of the landscaping was still dumping water right at the house.

Now supposing for some reason the price came down to a more realistic number and my client decided to take a chance on this home; would your seller wait for us to complete a 203K loan with FHA?  I thought not!

So why do you say in the MLS you will take FHA Financing?

The FHA Catch - 22

One of the problems with FHA loans, other than the fact the sellers tend to shy away from them is the LTV (Loan to value) and appraisal issues.

I have had it happen on a couple of occasions when my first time buyer finds a home well within budget and wants to make an over asking price offer to secure the property.  Now these buyers are finding it harder and harder to find a home in a market with a shrinking entry level inventory.  So when they finally find a home it does not appraise and of course they cannot make up the difference.

This is especially true when appraisers are being overly conservative and treating our up market as a down market.  If there is nothing else on the market that matches it and my client is willing to pay an amount that is not too higher, but higher than they might have had to pay several months ago that should be the market price? 

The odd thing is the investor or cash buyer then steps up and pays what is needed.  Now we have the comp we needed, but it is too late for the poor FHA buyer.

Right Now The FHA Buyer is in a real bind.  The government keeps making things worse rather than better.  Even though it does not apply to FHA HVCC has really effected this market too.
