Well I have a few more ideas that are not in the book - some of the better ones and some of the more advanced ones that you do not want to try at home without a qualified Realtor working with you!

Now I know what your thinking!  Pay a higher Interest Rate!  This is really Real Estate Investing for Dummies!  Real Dummies!

Well what is the purpose of Investing?  To obtain a good return on your money!  Let me show you a Spread Sheet I worked up for a client - Actually this is not the one I worked up for the client.  I have changed some of the numbers to more conservative ones so the return does not look as good, but if I showed you the real numbers for a real investment I am afraid you would not believe them!

The interest rates and downpayment requirements are from a real lending program, based on a minimum 720 Credit Score with a local lender.  This is the buyers lender I have not shopped the rates.

Now must people will look at monthly payment and how much cash goes into the pocket.  The real thing to look at is what is the return on the amount of money actually put out.  You would be better off buying two homes rather than going with a large down payment.
