The Five Important Home Selling Tips:
Never over price your home. Yes you can come down on the price if it does not sell, but the longer a home sets on the market it gets a stigma, especially in this Sellers Market. If anything you might try pricing under the market to get a lot of showings and a bidding war going.
Don't let people know why you are selling the home. Don't post the why or other details on Facebook or other social media. When you tell close friends make sure they do not share the information. This information could be used to undermine you in negotiations. For example if you have to move for work and have a deadline for the new job; this rush may encourage low offers. Or perhaps you are concerned about getting the kids enrolled in school before the new school year starts. These are all legitimate concerns, but you do not need to share them with potential buyers.
Minor cosmetic things can go a long way towards selling the home. Paint is very cheap and a good investment. Good curb appeal is important, so spruce up the front yard. Sometimes a good power wash up front and just painting the trim can make the whole house look like it has a new paint job. Keep the house clean. Pack away a lot of the clutter and excess, you are going to be moving anyway, might as well get it packed before showing the home.
Make your home as available as possible. Try not to limit showing times or make it hard to get an appointment. Be flexible. Make sure there is a lock box. Get as many showings as possible. Make sure your agent has an open house.
Never sell your home without a Realtor. In 2013 the average home sold by the owner sold for over $40,000.00 less than the average home sold by a Realtor. A home is most families biggest investment, use an expert. You would not do your own Brain Surgery to save money. The paperwork and disclosures are complex and failing to do it right could result in a big liability.
