Lane Bailey is one of my favorite Bloggers here on Active Rain and he wrote a post called Disruption . . .Tables Turned.
His point was in the old days agents told clients which homes they would see, but with the Internet clients now tell agents what homes they want to see.
Generally I find this to be true, especially at first. However, homes on line are often deceptive, or there are things that are not readily apparent to the general public. Also as a local agent I know things about the neighborhoods, some of the floor plans, and other local issues. I also have Insites on Real Estate Investing that some Investors have not considered.
What I find is people often come to me telling me what homes they want to see. I show them those homes. It gives me an idea of what they want and what issues are important to them. Sometimes they think they want one thing, but after looking and talking with me they realize that there might be something better for them. Just seeing different homes gets them to think about options they had not considered.
Once buyers have clarified their thinking and I get a better idea of what they want I find they are trusting my judgment. I take them to the homes I think will work for them, some are investors and others are looking for a home for themselves.
Many buyers put in offers site unseen on my recommendation. I think about 70% of my buyers buy a home I found for them. However, generally I spent time with them first looking at homes and getting to know them and what they really want.
