My primary market is East Contra Costa County containing the cites of Brentwood, Antioch, Oakley, Discovery Bay, Pittsburg, and others. However, I frequently get clients who live or work in Livermore and want housing just a few miles away in Livermore. Livermore is an upscale community in Alameda County and part of the East Bay market covered by my local Multiple Listing Service. Livermore features a growing wine industry and is also the home to Livermore Laboratories. These numbers are based on information taken from the MLS on April 10, 2009.
In February 60 homes were sold in Livermore. The homes sold had been on the market an average of 55 days. The Average price of the Homes Sold in Livermore was $408,041.00 and the Median Price was $392,500.00. The average price per SF of home was $240.00. However, if you remove Town Homes and Condos the numbers change significantly. There are only 46 sales with an average of 57 Days on the Market. The Average price goes to $450,837.00 with a Median Price of $414,500.00. The average price per SF then becomes $249.00.
In March 75 homes were sold in Livermore. The homes sold had been on the market an average of 56 days. The Average price of the Homes Sold in Livermore was $382,348.00 and the Median Price was $350,000.00. The average price per SF of home was $233.00. However, if you remove Town Homes and Condos the numbers again change significantly. There were 58 sales with an average of 57 Days on the Market. The Average price goes to $424,450.00 with a Median Price of $395,000.00. The average price per SF is still $249.00.
It appears that the price of town homes and condos may be dropping bringing down the overall numbers. The average single family home price did drop too from February to March, but not in cost per Square Foot and the number of home sales picked up. This is a strong indicator that the Livermore Market is picking up on the lower end.
Currently there are 263 Homes for Sale in Livermore. On average they have been on the market for 93 days. The Average Home Price is $708,104 and a Median Price of $619,000.00. The average cost per SF is $310.00. Now if you again remove the town homes and condos the numbers again change. The Average Home Price is now $774,502.00 and the Median Price is $654,550.00. The average cost per SF is now $325.00.
There is a big disconnect between what the homes are being listed at and what they are actually selling for, but on the lower end of the market I think the prices are stable. Town Homes and Condos may be going down some. On the upper end of the market there are a number of large estate homes selling for 7 figures that are dragging the prices up. Most of these homes have set on the market for some time. Now would be a good time to buy a high end estate home.
