The Ugliest Room in The American Home

American Homes get nicer and more upscale every year. The amenities get nicer and what we expect in a home gets higher and higher.

Years ago tile counter tops would have been thought a real treat over Formica; these days it better be granite. Not to mention the walk in pantries and incredible amount of cabinet space.

The Master Bathroom has become a piece of art – sometimes rivaling the size of the Master Bedroom and having more space than entire multi-generational families might live in in a 3rd world country. And yes we all want one.

But there is one room that has been almost completely ignored – this room has not gotten it's due. Why? Because it is a room that they very name makes people want to run and avoid it – Yes – the Laundry Room!

Now this room has seen some improvements in the last few years – The return of the sink (this is not something new) and some more cabinet space. Many love them upstairs where the bedrooms tend to be, but really it is still under represented in the new home.

When I was a kid our Laundry room was in the basement (and I know many are in the garage) and there was plenty of room – We also had 3 bedrooms and a garage in the basement. Then we moved.

The new home had an addition put on at some point of a large kitchen and a family room. (We had never heard of a family room before this.) The old kitchen had been turned into a Laundry Room; the house still had a nice flow and the set up did not seem awkward.

This was a small kitchen, but a huge Laundry Room. It had a sink and plenty of cabinets, storage, and counter space. There was room for a table to fold laundry on.

Now even in the nicest of homes today the Laundry Room is rarely big enough to actually put a table in for folding. Now we have a family with 6 boys so there is a lot of Laundry. But even in smaller families I suspect we have the same problems. We have clean Laundry in baskets spilling out into the family room – waiting to be folded and put away – but more realistically pulled out of the basket and worn. There is no room to maneuver in the Laundry Room.

In the ideal Home I think the Laundry Room should be off the kitchen and the garage (not just a walk through to the garage) – although I can understand having it upstairs too. It should be large enough for the Washer, Dryer, a Sink, Plenty of Cabinets, Perhaps a Closet, Room for a folding table, Plenty of room for laundry hampers, and plenty of room for a shelf to put baskets of clean laundry.

But let's go further – think of the room as a place to put household supplies, vacuum cleaners and such, a space for the the litter box. In our dream it doubles as a mud room where kids can take off dirty shoes with maybe a small bathroom and shower for the the dirty kid after football, hunting trip or fishing.

Think how nice the rest of the house would look without those other things overflowing into the Family Room, Living Room and Kitchen. It may not be the sexist room in the house – but it is a dependable room – an important room – one that if used right would make the entire house look better.

It is time to give the Laundry Room it's Due!

Caring for your Contra Costa Home

It's time for a post about retaining wall installation - best practice.  Retaining walls are something that home inspectors see frequently.  And just as frequently those walls have problems.

A recent post prompted many to think what is necessary to the proper installation of a retaining wall.  This is a very good question, and one deserving a response.

Retaining walls can be constructed of many things - metal, wood, brick and block, man-made blocks, and huge boulders and stone.  The idea is to retain the weight of the soil behind the wall, and divert water, and its pressure, away from a structure or pathway.

An engineer I have known and referred for many years is Ken Fraine, of Soil and Structure Consulting, Inc.  When asking him his thoughts regarding this post, he said,

"Nearly every failed retaining wall I’ve ever inspected failed due to an improper drainage system or a complete lack of one.  Note that [concrete] block walls should also have a waterproofing membrane placed on the backside to prevent deterioration of the mortar joints and the blocks themselves."

Drainage, therefore, is significant.  The the single-most reason walls will eventually fail.

Properly constructed, retaining walls are very complex.  Many things work together to insure their success, from retaining wall material, back fill, angle of the wall setback, stabilization into the rear structure and drainage, etc..

I have seen retaining walls made from the man-made blocks that are 30' high and more.  Of course, with that height, more drainage is necessary than the single collection pipe shown here.  Those blocks intersect, or have lips which rest on each other such that one cannot be moved as regards its neighboring blocks.

The collection pipe would be a 4" plastic tube with pre-drilled holes to collect and then divert water.  Of course it would be wrapped with a silt-filtering mesh and then protected with gravel (called Unit Core Fill/Drainage above).

Even with different wall materials, the components shown above would still apply.  And any wall constructed like the one in the diagram above would be

Best Practice

My recommendation:  just from a visual inspection or walk around, it might be difficult to determine if a retaining wall has all the components and structural capability of the diagram above.  But you can ask!  Find out who did the work, try to obtain any permits and receipts and investigate the company that put the wall in.  Doing all that will go a long way toward the peace of mind needed to know if a wall will last.

Christmas Prep and Home Care - Two Birds and One Stone!

Normally this is the weekend I do the Christmas lights. (However, I am setting her with a cold/flu and barely getting my Blog done this year.)

Christmas lights are not one of my favorite jobs.  It involved climbing on a ladder.  However while I am up there there is another critical thing to do.

Clean out the gutters.  Cleaning the gutters is very important to keeping the house free of water damage.  With the rains coming if those gutters are filled with leaves and debris the water will not flow and can get into the structure.  

It is the right time of year to clean too.  The leaves should be off the tree and the heavy rains are just around the corner.

Remember to get those gutters clean.

Your Curtains I tell Ya!

I love reading Staging Articles on Active Rain.  

Although I have come to know what is supposed to look good in a general sense (I am not stager quality) what I really think looks good would be described as tacky by most people.  

Reading Staging Post really helps me to grow and understand home appearance.  But I still think you need to get a stager.  

However, for decorating purposes I caught a great article in the Wall Street Journal this morning on Curtains.

We have all experienced gravity---it is very helpful in everything we do from brushing our teeth to getting out of bed---or even staying in bed.  Controlling our movements, as well as the movements of the objects around us, in relation to gravity is important to our health and safety.

Today I want to focus on control of the movement of the objects around us.

If you live in a seismic zone and experience earthquakes you are likely very aware of how easily heavy objects can tip over.  In those zones there are often requirements for preventing heavy objects from tipping over---such as is the case with water heaters.  When water heaters tip over water lines and gas lines can be ruptured---also electrical connections can be ripped apart.  The necessity for restraining such an appliance is pretty obvious.

Other reasons for restraining objects is to prevent unwanted tipping over of objects that could crush someone---especially a child.  Anti-tip brackets for kitchen ranges is good example of this.  Children like to open oven doors and climb on them to get to the proverbial cookie jar.  Of course adults need anti-tip devices as can be seen in this video---especially after tipping a few too many.  

But seriously, according to the CPSC, thousands of children are injured by appliances, televisions, bookcases, and bureaus tipping over on them.  Between 2000 and 2010, 245 children were actually killed by these objects.  Emergency room visits from injuries from these objects tipping over on them amounts to over 43,000 kids under the age of 8---per year.

Here are the CPSC's recommendations:

To prevent tragedies follow these safety tips in any home where children live or visit:

    Anchor furniture to the wall or the floor.

     Place TVs on sturdy, low bases.

     Or, anchor the furniture and the TV on top of it, and push the TV as far back on the furniture as possible.

     Keep remote controls, toys, and other items that might attract children off TV stands or furniture.

     Keep TV and/or cable cords out of reach of children.

     Make sure freestanding kitchen ranges and stoves are installed with anti-tip brackets.

     Supervise children in rooms where these safety tips have not been followed.

But what about outdoors?  What about the things outdoors that can tip over and either damage the things they fall on or injure persons that they fall on.

On a recent inspection I started thinking about these issues when I came across this elevated rain barrel.  
Rain Barrels need to be restrained
This barrel, when full of water, weighs almost 500 lbs.  Would a kid want to see if they could climb this structure to get to the deck?  Of course they would.  Or perhaps they would just climb on it to see how much water is in the barrel.  Either way this barrel needs to be properly restrained to prevent it from tipping over.

Anyone that has raised 6 year old's knows what it feels to be awakened from a nice nap as the 50 lbs of joy lands on you from a running start.  Now while a 500 lb rain barrel has no razor sharp knees and elbows to hit inappropriate areas of one's body---it can do more damage.

What do you think of Wall Paper?

Generally I do not like wall paper.  I have heard stagers say - it has to go!  In the last home I owned I tried to Wall Paper my kids rooms - It was a pain to put on - looked bad (due to my poor skills) and my kids tore it up.

Then when I went to move of course it was a pain to get it all off so I could paint.  I will probably never do it again. If I do I will hire someone that really knows what they are doing to put it on.

However, the Wall Street Journal has an interesting article about 3 Dimensional Wall Paper.  I have heard of 3D movies but this was new to me. 

I have heard they are working on paint/wall coverings that will change color or can literally work like a computer screen.  Make you wonder doesn't it?  What will the future hold?

What Does Your Home of the Future Look Like?

What does your Home of the Future Look Like?

Home builders are constantly doing research about how taste are changing and what people want in homes.  New technology often influences these designers.  Here are some things I see being put in many homes of the future:

  1. Most people think homes will get smaller.  I think they will get larger.  Although times are tough now and people are cutting back the long term trend it towards telecommuting and working at home.  This takes space.  Look for homes of the future to have 2 or even 3 spaces that can be used as offices and or class rooms for home schoolers.

  2. In Brentwood Ca new homes are required to have sprinkler systems.  I see this coming in many new homes.

  3. I do not know if Solar Power will become the power of the future, but I suspect within 10 years some sort of home energy system will be available that will allow homeowners to be off the grid for power.

  4. Automated vacuums that crawl the home picking up dust and dirt when we are not around.

  5. Four car garage may become the new standard.  In this area most homes do not have useable attics or basements, that extra storage space is important.

  6. Elevators.  With aging population one stories will be in higher demand, but it may be cheaper to put in elevators.  Even if the elevator does not come right away builders will design the homes so the elevator can be easily added latter.
