Are you Selling a House or are you Selling a Listing?

When Selling a House I think we would all love to have a stream of buyers lined up offering us a higher and higher price for the house.  When I am Selling a House for a client I know I love it when several people (or more) are all bidding on the same house; each one offering more and more than the last to get the house.

Of course you have to watch those offers when you are Selling a House to make sure the buyer has a solid offer.  But it just sends a thrill through you and a sense of satisfaction and relief to know that you will get what you think your house is worth and even more!

I think many people Selling a Home get the same thrill when a parade of agents come through with each one promising a higher and higher price in a shorter and shorter time.  Each one will have a different sure fire and proven technique for getting a better price for you. 

If you haven't figured it out there is a big jump from the promise of a deperate listing agent to actually getting an offer when Selling a House!  Now I want to be the first to say, there is a difference between what one agent can do and another, but only so much.  No agent is going to get you $300,000.00 for a $225,000.00 house.  

When Selling a House good agents will have tools to get the home more exposure and help you to present the home in the best light; this may get a better price and/or a quicker sale.  But be careful of over promises.  Listen to what the agent says the comps are for the market.  Find out the following:

  • What are the comps?

  • How accurate are the comps?

  • How recent are the comps?

  • What do the trends of the comps show?

  • If one comp sold for higher or lower than the rest find out why?  and how will it effect your value?

  • Are they only showing you some of the comps or dated comps?

In real estate we have a term, it is called "Buying a Listing" and this is when the agent promises more than he/she can deliver in order to get the listing.  Once they have the listing they start working on you to bring the price down.

Agents work hard for their money - that they only get paid when your home sells.  Things can go wrong out of the agents control, the market can change, and seemingly solid escrows fall apart.  An agent may give you a legitimate sales price that does not work and you may have to lower the price due to no fault of the agent.

However, if you are Selling a House, and an agent presents you with numbers that seem much higher than other agents and is making big promises find out how committed they are - (Now don't do this to your honest hard working agents providing you with hard and fast numbers.)  ask them if you can terminate the listing if the house does not sell for the price they promise with in the time frame they give.  Better yet, ask them if they will waive the commission on sale if you have to move too far off the high price they have suggested.  Then getting it in writing.
