Dollar Waiting on a Dime! - Just Hire the Property Manager!

That is what they used to say when a laborer was holding up someone on a construction site that was a skilled worker or a supervisor. (I worked a little construction when I was young.)

I helped an investor buy a property in early January of this year. He had asked me about people to do repairs and property management. I gave him some referrals and some suggestions.

He even handed me a key so I could let the handy man in to do some estimates for him. However, as my handy man could not make it out the same day he advised me we needed him he told me to forget it that we were taking too long.

Well today my phone rings. He says he wanted to show some perspective tenants the house.

Well my first thought is I am shocked that 4 months down the road he has not rented the place out. I felt the place would rent for $1,500 at a minimum and should have been rented within 30 days of closing – if not sooner. I am thinking $4,500.00 down the drain.

But what he called me about was that he had lost his key and wanted the one he gave me 3 months ago. Of course I will find his key and get it to him, if he had a property manager he would not be driving 50 miles to show a house. A house that he cannot find his key to.

Good workers and property management save you time and money.

Antioch Investment Properties – Try the Big Box Approach!

Antioch Investment Properties are hot in fact they are so hot it is hard to buy many types of homes that Real Estate Investors like. Most Real Estate Investors like the more economical and older Ranch Style homes and such – nothing wrong with these. I have helped investors by lots of homes like this. However, many Real Estate Investors have taken this approach and it is driving up the prices of those obvious Real Estate Investments and lowering the profits. Profits are still excellent – maybe just not as good as they were last year.

What is Big Box Real Estate Investing?

However, there is another way that might be as profitable if not more – I call it Big Box Real Estate Investing. I think there are profits to be made in Larger Homes. Antioch is filled with many excellent large homes that are going for very good prices. Many of these homes can get a Rate of Return and Cap Rate than the smaller homes.

Why this works for Real Estate Investors!

But there is a bigger benefit to Big Box Real Estate Investing. I think the Large Luxury Homes are going to appreciate fast – very fast when the market recovers. Right now builders are going small – but with more people telecommuting and with the financial problems in this country we will see a growing number of multiple generation house holds, the big home will be in demand. Another thing it allows you to do is possibly Invest in Real Estate in Communities that normally might have been considered too upscale or expensive.

I think there are opportunities for Big Box Real Estate Investing in other East Contra Costa County communities too like, Oakley, Brentwood, Discovery Bay, and Pittsburg.

Antioch Real Estate Investors – You need to get in Front of the Market!

Antioch Real Estate Investors – Water always runs to the lowest point and investors always run to the biggest profits.

Well there are still good buys on Antioch Investment Properties – Prices are up on Investment Properties – but interest rates are down – rents are trending up.

When the market was in free fall about 5 or 6 years ago sellers were holding out for a better price or a stabilization of the market. Sadly some learned that a market on stabilizes when it hits bottom; you are better off getting out before it stabilizes. I watched one guy try to sell his house for about $550,000.00. He rejected offers of $450,000.00; but eventually sold for about $250,000.00. He did not get ahead of the market.

Well prices on Investment Properties are shooting up. I see 3 bedrooms going for what 4 bedrooms sold for last year. Now is not the time to wait for prices on Investment Properties to stabilize. Now is the time to get a head of the market.

These Investment Properties still have a positive cash flow and still provide excellent Return on Investment. The nice thing about Real Estate Investing is that rents go up while a good mortgage stays stable; further more you can get appreciation on the value of the property.

Antioch Real Estate Investors – The Warren Buffett Plan!

I caught an interesting video this morning at the TBWS Daily. Basically Warren Buffett says now is the time to Buy Houses as Investment Properties or for that matter as a First Time Buyer.

If you listen to the video there are several interesting points:

1. Buffett does not do it because of the property management issues. But he is talking about thousands of homes bought at one time. Let's face it Warren Buffet is not going to get out of bed in the morning and start interviewing tenants. Now I know that many of you Real Estate Investors do not have the time or skill to manage your own Investment Properties either, but you can hire someone relatively cheap and still have a positive cash flow on your Real Estate Investment.
   The trick to competing with a large business (Like Warren Buffett) is to find a niche that a large business cannot fill. With Real Estate Investing you have an opportunity to Invest and make money with very High Return on Investment without having Warren Buffett capital.

2. Housing prices have already dropped. They might drop a little more (but not likely too much). However, there are a million new families every day in this country. Soon we are going to have a shortage of housing. Supply and demand will drive up prices.

3. A Low Interest Rate 30 Year Mortgage is like shorting a stock. You are in an excellent position. If the rates continue to drop (not likely) you can refinance, but if they go up you are locked into a very low rate for 30 years.

Real Estate Investors now is the time to get Investment Properties for a very profitable Real Estate Investment.

What to offer on a Antioch Investment Property? The Traffic was the first clue!

The other day Mr. Buyer spotted an unbelievable deal on a great Investment Property. It was so far under market it would be a good buy no matter how big of a pit.

So we make an appointment for that day to meet over at the potential Investment Property. It had just come on the market the day before.

As I drive up an agent is leaving the Investment Property, another is letting herself in, and a third is out front speaking with his client. When our turn comes to get into the house (and it was everything you might have expected) but great potential the kitchen counter top is full of business cards.

As we leave the house my client tells me to put in an offer right a way!!! I ask him how much – expecting him to want to low ball it. Much to my shock he ask me how much he should over.

I tell him we need to start at a price that was 15% over asking price! Then I point out they will probably hit us with a highest and best and we will need to go up from there.

I can see him gulp and then shake his head yes! Just get the offer in he tells me!

The point of this little story is that for Investment Properties or for any home on the Market when thinking about what to offer you need to understand that many homes will go for well over list price. When there is a good deal out there everyone sees it and comes running.

When making an offer on an Investment Property you have to know what you can bring to the offer that sets you apart. Although cash can help it is almost always going to come down to the bottom line.
