Real Estate Investments in Antioch Ca - What Rent can I expect?

When looking at Real Estate Investments in Antioch Ca it is hard to say exactly What Rent You Can Expect.  There are many variables that drive the rental market and as Realtors we can look at the Rental Market on the MLS but many Rentals never come onto the MLS.

There are many variables from house to house.  Just like buying they include condition, location, and many other factors - such as the ability of the Rentor to Pay.

Right now I can tell you the Rental Market is Hot.  People are loosing homes and need somewhere to live while recovering their credit.  Many of these people are perfectly capable of making a rent payment even if their credit is shot.  The rent payment in many cases is far less than the mortgage for the house they were upside down on.  For many the loss of the house was a strategic decision.  They stopped making the payments (that they could afford) because the bnak would not work with them.  These people may make excellent rentors.  Factors you want to look at are work history and try to determine if they people really wanting to make a come back.

There is another big Factor in the Rental Market to think about in determining What Rent You Can Expect and that is what is the HUD Coupon Rate on Section 8.

Now you may or may not want to rent to Section 8 (That is for another post) but when deciding What Rent You Can Expect the Section 8 Coupon Rate is going to help set the Rental Market.

Right now in the Antioch California Rental Market the Coupon Rate for Section 8 is about $2150.00 per month on 4/2's and $1550.00 per month on 3/2's.  My clients are pulling in about $1800.00 to $1900.00 a month on the 4/2's they have been buying.  The homes are nice but not top of the market. 

When trying to figure out What Rent You Can Expect look at the MLS and go on line and look at non MLS sources such as Craigs List.
