Apple Hill is a small gated golf course community in Brentwood California. The issue posed to me was how Apple Hill home prices compare with homes for sale in Brentwood. Good question as it reminds us that home value is often driven by specific neighborhood.
I looked up home sales in Apple Hill on the MLS on and found only 1 sale for this year and 4 homes for sale. The scarcity of the properties speaks to the value of the homes in that area.
I completed a Market Report on Brentwood Home Prices based on the size of the home. The home that sold in Apple Hill was 2663 SF. The average Cost of Homes in Brentwood at that size is $123.00 per SF. The home in Apple Hill sold for $136.00 per SF, or a little over 10% higher. To my knowledge the only thing outstanding about this home is it is in Apple Hill.
The average cost of a home in Brentwood is $130.00 per SF. The average current asking price is $203.00 per SF. Please be mindful that this includes a number of luxury homes priced up to $5,000,000.00 that include land. The average asking price for a home in Apple Hill is $202.00 to SF. So the average asking price is way over market in both cases and I do not think give us a realistic picture of the value of homes in Apple Hill.
Ultimately a home is worth no more or less than what someone is willing and able to pay for it. I think it would be safe to say being in Apple Hill raises a homes value by 10%.
