Deep Water Dock Homes are the best part about Discovery Bay, in fact Deep Water Dock Homes are what makes Discovery Bay what it is.  There are many great things about Discovery Bay - Golf Courses, Gated Communities, Luxury Homes, Quite Neighborhoods, Scenic Views and more. 

But when they say Live and Play in Discovery Bay they are talking about Water Sports; Boating, Water Skiing, Fishing, Swimming, and just the joy of having hundreds of miles of the California Delta right out your back door.

Right now there are 35 Deep Water Dock Homes in Discovery Bay for Sale at an average price of $308.31 per SF and they have been on the market an average of 155 days.

Deep Water Dock Home Sales are relatively few every month and with the eclectic collection of Homes in Discovery Bay this means month to month sales numbers and market indicators can really vary.

There is one other factor that I think effects the price of Deep Water Dock Homes and that is how close the Deep Water Dock Home is to the Fast Water.  I used Sand Point as my cut off point.  Those Deep Water Dock Homes north of Sand Point are priced higher on a PPSF basis (on average) than those Deep Water Dock Homes south of Sand Point.

There are 81 Homes for Sale in Discovery Bay right now. However only 12 of those are Bank Owned Homes and 25 are Short Sales. In April 32 Homes sold and in March 27 Homes sold. However, there are 65 Short Sale Homes Pending and only 11 closed escrow in April and 10 in March.

Why I find the above interesting is that is shows of the Homes for Sale only about 15% of the Short Sale Homes will actually close escrow. This means the effective number of Homes for Sale is less than 81. The supply of actual Homes for Sale is less than 2 months - Discovery Bay is a Sellers Market.

The average sold price of Homes for Sale per SF is $123 in the last couple of months. For Bank Owned Homes it is $109.00, and for Short Sales it is $119.00. Discovery Bay is an eclectic community with many types of homes in a wide range of prices.  With the small number of sales average prices can swing rapidly from month to month.
