Pittsburg Prices Keep Pushing Up!

Here is this months Pittsburg Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting.

Pittsburg June Market Report

Prices continue with an up ward trend of about 2% per month. The number of bank owned homes on the market continues to shrink and now stands at 45, down from 63 last month. The price of active homes is dropping toward the sales point of the sold homes. The housing supply is still less than a month and a half and this is part of the reason for the price increases and the downward trend in total sales numbers.

I have stated before that when we get through the Bank Owned Home sales there will be a sharp increase in prices. However, there are different rumors about and we may have another glut of Bank Owned Properties coming onto the market.

Pittsburg Homes - They are buying Like Pirates!!!

Pittsburg is one of the most exciting markets in East Contra Costa County. Home Buyers can find excellent Homes in Pittsburg at great prices, but I suspect investors are snatching up the homes at rock bottom prices These numbers are pulled from the MLS on May 11, 2009 and focus on Single Family Homes.

In April 103 homes sold in Pittsburg. The Average Price of those Pittsburg Homes sold was $167,690.00 and the Median Price was $146,0.00. The homes sold spent an average of 63 days on the market and the average price per SF was $101.00.

These March Figures are little different than Last Months Market Report due to late reporting on the MLS. In March 110 homes sold in Pittsburg. The Average Price of those Pittsburg Homes sold was $162,212.00 and the Median Price was $145,500.00. The homes sold spent an average of 64 days on the market and the average price per SF was $105.00.

The key figure to pay attention to is the average price per SF. The average price is down slightly from last month, but the average over all price is up.

As of today there are 173 homes on the market. The average asking price is $216854.00 and the median asking price is $210,000.00. The average home has been on the market 116 days and the average asking price per SF is $128.00. The number of homes on the market is only a month and a half supply.  The number of homes on the market is down and the asking price from last month is up slightly.  

The pirates better get the treasure and get going before the market turns.
