A good friend of mine is trail lawyer and when he was just out of law school and old hand told him, “When the facts are on your side pound home the facts; when emotion is on your side pound home the emotion; and when nothing is on your side pound on the table.”
Real estate is made up of two basic things: Numbers (facts) and emotions. Yes numbers are the only facts that matter in Real Estate. But you have to watch the numbers carefully.
I just watched 60 minutes and there was a profile on Bill James who wrote the Baseball Abstract and basically invented Sabermetrics. Sabermetrics is the study of baseball statistics. WAKE YOU BORED NON-SPORTS FANS! THIS WHERE IT GETS GOOD. Basically Bill James turned Baseball on its head by getting people to look at the game completely different. He threw old conceptions out the window and showed teams a new way to win. He was the inspiration for the low budget, but always over achieving Oakland A’s (except last season and this season – so far) and the Red Sox two recent World Series Championships.
“Wait Gene, what’s this got to do with real estate?” you scream.
Well hold on I will tell you. I love numbers. I love looking at sales stats. I love pulling things out and figuring out why something doesn’t sell or what it will sell for. I love to go beyond the basics. I love looking at the numbers. I like seeing things that other people don’t.
My wife tells me that my stat blogs put people to sleep, but she won’t let me put swim suit models in the blog to keep peoples interest. I’ll tell you what will keep your interest. Those numbers and being able to understand those numbers can mean tens of thousands of dollars, or even more on a real estate transaction.
If you don’t want to look at the numbers fine, I’ll look at them for you. But I want you to know I am going to dig deep and find what you need to know to sell your house fast at the best possible price, or what you need to do to buy that house. I’m not gonna discount the emotion factor. That is important, but I not gonna leave you with nothing to do but pound on the table.
