Orchard Park and Creekside Park define neighborhoods in Brentwood California 94513 south of Balfour.  I wanted to look at home prices and trends in this Brentwood neighborhood. 

This report covers an area south of Balfour, between Walnut and Fariview, excluding the Senior Communities further to the south. This area covers several developments, most from 5 to 15 years old, but there are some older homes around Balfour and Walnut. 

The area is actually broken in two by section of March Creek running through Creek Side Park.  Creek Side Park and Orchard Park are two very nice parks that define the respective portions of the community.  There are many large executive style homes in this area as well as mid sized and starter homes.  Some areas have nice single story ranch homes and there are even some homes with Studios in the back over the garage.

Do to the small number of home sales each month prices can jump around.  In March of 2011 only one home closed escrow and it was a small fixer, which has thrown the prices off for that month.  However, it appears prices are actually fairly stable.
