Summerset Homes is part of an exciting retirement communities in Brentwood California that includes Sommerset Homes and the new Trilogy Homes.

This report looks at sales of Summerset Homes, Sommerset Homes, and Trilogy Homes in Brentwood California.

There are currently 19 Homes for sale in these communities ranging in price from $220,000.00 to $666,869.00 with an average price of $427,299.00 and a median price of $427,000.00.  This comes out to an average price per SF of $225.00 and they have spent an average of 108 days on the market.

In the last 6 months 36 Summerset Homes and Sommerset Homes have sold at an average price of $328,873.00 and a median price of $289,750.00.  This is an average of $193.00 per SF and the homes spent an average of 20 days on the market.

The homes are selling at a premium price compared to the rest of the Brentwood Housing Market, but this is an exclusive gated community.  Many of those on the market seem to be setting a bit, but those priced right are moving fast.

Novato Homes for Sale

This report looks at Single Family Homes for Sale in Novato and compares sales on the higher end of the market to the market as a whole.  This report compares December and November sales to active Homes for Sale in Novato.

Currently there are 103 Homes for Sale in Novato.  The price ranges from $325,000.00 to $6,950,000.00.  The average Home for Sale has been on the market for 101 days with an average price of $903,307.00 and an average size of 2,701 SF.  The Median numbers for Homes for Sale in Novato are 75 days on the market, price of $799,999.00 and 2,644 SF.

However, if you look at Homes for Sale in Novato over $750,000.00 the results are very different.  There are 54 Homes with an average price of $1,191,133.00 and they have been on the market for an average of 133 days and are 3401 SF on average.  There is one very expensive house driving some of the numbers up.  The median price is $922,000 with 112 days on market and 3174 SF.

In Novato there were 37 homes sold in November.  The average price was $620,851.00 and they had been on the market 79 days with an average size of 2,103 SF. The median numbers were $566,000.00 price and 1,694 SF with 47 days on the market.

For homes over $750,000.00 there were only eight homes sold in Novato in November, even though homes over $750,000.00 represent half the market.  The average home over $750,000.00 was priced at $986,000 and 3,769 SF; the average days on market for those sold was 81.  The median price was $917,500.00 and 3,623 SF, with 68 days on the market.

In December the market for Homes for Sale in Novato actually picked up a little with 41 sales.  The average price was $620,229 with the average size of 2,247 SF and 116 days on the market.  With a median sales price of $590,000.00 and median size of 2,110, with 80 days on the market.

In December 10 homes over $750,000.00 sold in Novato at an average price of $945,300 and 3,447 SF, the average days on market was 191.  The median price is $927,500.00 with a median of 3,483 SF, and 186 days on the market.

Overall the trends in Novato are sales of smaller homes at a rapid pace and a soft market on larger homes.  Although the December numbers do show a pick up in higher end sales and the price of homes in general.

Pleasant Hill Homes for Sale

In this post I want to take a look at Pleasant Hill Homes for Sale.  I want to compare all Homes for Sale in Pleasant Hill to Townhomes and Condos in Pleasant Hill.

Here is a chart showing Homes for Sale currently and homes sold in Pleasant hill broken down by month for the last 6 months.  The chart is a all residential property; single family homes, townhomes, and condos.

The average and median price shows a lot of up and down.  However, the key figure I look at is Price Per SF.  This figure was gradually going up, spiked in November and then has been gradually heading down.  The spike in December does not concern me to much as it seems to be an anomaly due to the low number of townhome and condos sold in November.  Townhomes and Condos will tend to be cheaper per SF than single family homes.  With fewer in the mix it will drive the other numbers up.

Generally speaking the figures for townhomes and condos mirror the numbers for all Homes for Sale in Pleasant Hill, just lower price per SF. 

The slight decline in numbers could be a seasonal shift.  The average price per SF for townhomes and condos is actually higher than the average asking price.  This confirms a trend of a faster market for smaller entry level homes.  The average days on market indicates homes are selling quickly.

Discovery Bay Housing Market Report

That's right 33; they are starting to move fast.  In December the average price of the 6 Deep Water Dock Homes sold was $905,500.00 and the median price was $735,000.00 with an average of 58 days on the market.
