This market is still dominated by Bank Owned Homes, but it appears to be nearing the bottom and ready to turn around. These numbers are taken from the MLS on April 22, 2009. I have only looked at Single Family Homes. Some of the numbers vary slightly from Last Month’s Antioch Market Report, probably due to late reporting on some sales.
In February there were 180 home sales in Antioch, CA with an Average Price of $196,129.00 and a Median Price of $195,000.00. The sold homes were on the market for an Average of 56 days and sold for an Average SF price of $102.00.
In March there were 225 home sales in Antioch, CA with an Average Price of $194,366.00 and a Median Price of $190,000.00. The sold homes were on the market for an Average of 60 days and sold for an Average SF price of $100.00.
Currently there are 343 Homes For Sale in Antioch, CA. The Average Price of the Homes is $222,014.00 and the Median Price of the Homes is $215,000.00. The homes currently for sale have been on the market an Average of 94 Days and have an Average Price per SF of $112.00. Remember, this is what people are asking for not completed sales.
The prices in Antioch of continued the 2% downward trend per month from last month. But there is less than a 2 month supply of homes on the market. This should mean a price turn around.
