Any of you that have read my post know that I like to keep my boys busy in sports. I have 6 boys and the oldest four all do different things. This does not mean they are good at it all the time but they have to participate in something.

The other rule I have is that I choose what you do, unless and until you have a real passion for something; then you can choose. I will let them try different things on a casual level too.

Well my 3rd son Weston was born 6-7 weeks early and spent his first month in the premie nursery. He has a sensory processing disorder which sometimes makes him both socially and physically awkward. He has struggled with baseball and wrestling.

Well he kept saying he wanted to try Karate. My wife spotted a special of 6 weeks including the uniform for $69.00 at Brentwood's American Karate Academy. I honestly wondered if he would last 6 weeks before he got bored.

Karate has been the best thing for my son. The Karate instructors have been really good with him. He still struggles with things and his attention span is sometimes not where it should be, but he loves it. He had some trouble working through his basics at the White Belt and I thought he would want to give up. There were some tears and disappointments but he kept going. When he went to Karate and passed his Gold Belt test he was so proud. He really felt like he had achieved something.

The American Karate Academy Instructors are the best and have a good balance of discipline and yet understanding where the kids are at. My son is starting to talk to me about things he wants to achieve in Karate – this is always good as it shows me he is planning for the future and is beginning to set goals and objectives for himself.

Here is a video of him testing for his 3rd strip on the Gold Belt. He fails the first time, but notice how the instructor encourages him and gets him through the test the 2nd time around.

He is still an awkward little boy on some levels, but Karate at the American Karate Academy is helping. The next night he advanced to his Orange Belt.

These days price and condition are more important than ever. Maybe dogs are flying off the shelf elsewhere in the world, but since the market has cooled in most of the country, you need to pay particular attention to the key factors that will enable you to successfully sell your house. That being said, most people do not like their personal tastes to be critiqued and that can cause a great deal of stress for your agent. Especially if your personal taste is horrible and hinders the sell of the property. And since your agent is a little too nervous to say what really needs to be said, I am going to do it for them.

 

10 - Shag is a dance, it should not be a carpet. I will admit that from time to time I have seen shag carpet and thought that it was pretty cool. But each time, it was in a scene from a movie based in the 60's such as Austin Powers. Most buyers will agree with me, so lose that shag if you want to sell.

9 - I should not hear your kitchen before I see it. Or any other room for that matter. Just because you think that a color of yellow so bright that it can knock out an elephant is a cool thing, it doesn't mean that 99.9% of the rest of the world would agree with you. Remember, there are people who suffer from epilepsy and you don't need an agent or a buyer going into convulsions in you house.

8 - Raising your voice is not a form of negotiation. I know that you've seen several movies about high powered people who get their way just by demanding it and you think that's the way things work, but that movie is only for entertainment. Screaming that you don't want to lower the price doesn't suddenly make the rest of the world think your house is more valuable.

7 - Buyers don't care about you. I know that sometimes you think it's nice to ask your agent if they will communicate to the would be buyer all the reasons that it would be a great burden on you to go through with their demands, but they just don't care. They want a good deal and that's about it, so our broken leg, two jobs and inability to have the carpet replaced really means nothing to them.

6 - Dirty cloths are not a fashion statement. I could care less if you are wearing dirty cloths or not, that's more your business than mine. However, you don't need to scatter your dirty cloths that you are not wearing all throughout that house. They make dimmer switches if you want to set the mood, don't do it with a T-shirt draped over your lamp.

5 - It's not your home anymore. For whatever reason you have now decided to sell your house, therefore you no longer intend for it to be your home. So stop taking everything so personal, put on your big boy pants, and do what needs to be done to attract a buyer that will make it their home.

4- Jungle taming is not a favorite past time for buyers. If your lawn looks like you would need a machete to get through, then the buyer not even get out of the car. The only thing you do with an ugly yard is send the message that you don't care and it makes the buyer think you didn't take care of anything else either.

3 - Testing the market only tests my patience. The price your agent said the house should be listed at is usually a good indication of a price that the house should be listed at. I know, you glanced at Zillow and added $20,000 to their Zestimate to come up with your number and you want to "just give it a shot at this price." Or you could just go ahead and price it right from the start and not waste anyone's time including your own.

2 - I know less is more sounds wrong, but let's lose the chicken figurines anyway. The last thing you need to do is draw attention to how little counter space already have by overloading it with crap you don't need. I understand that some of these things may have a great deal of meaning to you, but that's all the more reason to store them out of sight so nothing happens to them.

1 - It's not worth more just because you lived here. Let's lose that ego, because unless you are very famous or are perhaps a historic figure, then your living here doesn't really add value here. I apologize if you are famous, but in case you haven't heard stars are losing money on their houses left and right these days too. So if you're just Joe Blow from the local corporate conglomerate, then I'm sure you're a great person and your family loves you, but see number 7 would you.

Little Lions Grow Up!

The Liberty Lions Football Team Ended their season with a Thud last night.  

However, just like Charlie Brown there is always next season and eternal hope.

For my son Nelson Big Number 78 playing on the JV Team this Sophomore year, this year presented some real challenges which (more off the field than on) he has handled with real character.

What amazes be about teenagers is the same sloppy, lazy, and inconsiderate kid can rise to extreme levels of maturity, character and sensitivity.

But his story of this season is for another day. I have been thinking about how sad I will be when he is gone and I won't be able to see him play on Friday Nights.

Well as I was feeling a little melancholy and sad about stuff that has not happened yet this little guy who found his brothers gear laying round wanders into my office.

Autumn arrived right on schedule in Brentwood last week - The first day of Fall September 23, 2011.

Fall may be the official Season but Autumn is something in the air.  

The days are warm, but not the burning heat of Summer, inter-spaced with a blustery wind or a few showers.  There is a smell in the air that some people say is the smell of decay, but that is not a good term for such a wonderful smell.  I like to think of it as the smell of the harvest; the gardens and crops are in and the leaves are the color of gold.

Autumn Days

The nights are cool and gentle; I still leave the window open but it is time for a few more blankets.

The kids are settled into school and football is everywhere; on the playground and streets; at the high school and on TV.  The Boys of Summer are winding down the baseball, not just the pros, but young men in fall baseball and travel teams.  

There is a gentle and excited anticipation of the coming Holidays.  Momma is picking up her Blue Pumpkins (the best ones for cooking with) to prepare for pies, soups, breads, pancakes, cookies and all sorts of fall goodies.

It is time for me to start thinking about how I am going to cook the turkey in hopes that it will do justice to all the other things momma decides to prepare at Thanksgiving.  The kids are beginning to wonder what Santa might bring, but not counting the days yet.

Hallowen's Past

The Grill is put away (although it might make a brief appearance here or there for smoking a turkey or something) and momma has the crock pot out.  She is thumbing through the soup and casserole section of her recipes.

The smell of grilling meat gives way to the smell of brush fires and warm soup. 

I can fall asleep in my easy chair (given the chance) without the guilt of feeling I should be out doing something on a "Summer" day.

Fall is my favorite season.  I am not sure when that started (long ago it was summer).  I think perhaps it is because at 51 I am in the Fall of my life.  I'm not done, but I am past the prime.  I am enjoying the harvest of my life (my children) and I enjoy the small comforts of the season.

Liberty Lions of Brentwood California Vs Miramonte on 9-23-11

This Friday The Liberty Lions face off agains the Miramonte at Liberty High School.  The JV Game Starts at 4:30 and the Varsity Game Starts at 7:00.

The Freshman are playing at Miramonte right now.  

Last week the Lions were overwhelming against American High in Fremont California with the Freshman, JV and Varsity all winning in very dominating fashion.

This year the Freshman are 2-1, as is the JV.  The Varsity is off to a slower start at 1-2, but what I have noticed is that the teams are getting better with each and every game.

The games are lots of fun.  There are free programs when you get to the game at the entry and lots of good food (not free I am afraid - but profits go to support the athletic programs at the school).

Come on out and route for the Lions on Friday 9-23-11.

Be Burglar Blockers - What To Do When You First Move Into A House

Here are some thoughts on securing your Brentwood Ca Home.  Brentwood is a great city to live in with a great police force, but you can never be too careful.

One thing you should do when you first move into a house, whether it's brand new or older, is make it hard for burglars to feel good about it.  So, be burglar blockers - what to do when you first move in.

Burglars are opportunists.  Burglars are predators.  What do predators do?  They go after the weakest, slowest, sickest, least able to defend itself in any group.  Most of us live in groups - apartments, neighborhoods and  developments.

Like predators, burglars examine those groupings very carefully.  They are very smart, in a criminal way.  Once a target is identified, they watch and plan.  And take advantage.

On average, burglaries take between 6 and 10 minutes.  They are very good at understanding human tendencies.  They know right where to go and what exactly to look for when they enter your house.

This post will examine what to do to deter them from ENTERING your house altogether.  The next post will explain what to do INSIDE your house if you already live there.

Given the choice to enter two houses, the burglar will pick the easiest.  So, what can you do?

1.  IF THE HOUSE HAS AN ALARM SYSTEM, USE IT!  If it doesn't, consider installing one.  Put stickers on the windows and a sign in the front yard.  Just seeing that will deter a burglar.  They don't want to take the chance that you have a monitored system with a silent alarm that calls authorities.

A smart alarm-system installer will put the keypads in a spot where they cannot be seen from a window or the street.  When they are engaged, usually, a red light comes on.  If a burglar can look through the window and see the system is turned off, you defeat the purpose of having it!

On inspections, I often give people burglar advice.  Here is a client who listened to his home inspector!  This keypad is visible from a rear deck!  I suggested he cover the system window, and red light, so it cannot be seen from the door.  He listened!

2.  Add lighting!  Burglars hate light!  If you have enough light, consider changing them to motion sensor lights, particularly in the rear of the house, or on the rear deck.  Keep trees and bushes far away because in high winds you can get a lot of turning on and off of the lights!

3.  Get a dog.  A big, loud one is best.  But at least a loud one.  Even a small, yappie dog is a deterrent because burglars don't want noise.  They might have watched the house and know you aren't home.  But they can't count on a neighbor NOT hearing the dog and calling the police.

I have a friend who is a federal agent.  He says that stickers, like the one to the left, are very, very effective.

Forget your politics.  Consider putting one on the front door even if there are no weapons in the house!  No predator wants to deal with a circumstance in which he doesn't feel superior or stronger.  He wants risk free.

4.  Change the locks.  Better yet, install locks that cannot be bumped.  Do you know what bump keys are?  If you don't, read this!

This will sound like a small thing and it is not.  Look carefully at the photo on the right.  That is the strike plate on my rear door, which I installed when I put in the great Medeco locks.

There are four screws.  First, the strike plate is secured with 3" steel screws.  They sink deep and all the way into the double stud beside the door.  Busting through that door will make a LOT of noise!  Secondly, the interior space has its own steel surround.  It is 1" deep.  The striker of the lock goes way into the jam.  And it is further protected by steel, which is itself attached with those same 3" screws and ALSO screwed to the studs with 2" screws!

5.  Get to know your neighbors!  I have not one, but TWO trusted neighbors who have my house keys.  This is good for emergencies - ever lock yourself out?  But also to check the house if we aren't home.  In addition, you can hide a key in the yard.  There are various things you can buy to hide keys - the hollow rock or little magnet box.  Or simply put keys in a spot nobody is likely to check.  THE POLICE HIGHLY RECOMMEND AGAINST HAVING KEYS IN A COMBO BOX SOMEWHERE VISIBLE AND OUTSIDE THE HOUSE.  They are too easily compromised with bolt cutters and the like.

6.  Keep the front door and windows locked all the time.  If your house is being watched and it is evident you are in the back yard and not paying attention, remember, the burglar will be in your house for only a few minutes and is very familiar with human tendencies. 

HE IS AN OPPORTUNIST, SO DON'T GIVE HIM THAT OPPORTUNITY!

My recommendation:  examine your house.  In most areas, the police will come over and actually give you security advice if you ask them.  Take advantage of that!  They know your area pretty well.  Inform yourself and make changes.  You will feel better if you do.

The Delta Wrestling Club is starting to take sign ups for the 2011-2012 season.  Practice begins on October 17th.

This is a great program for kids from 5 (sometimes 4) through the 8th grade.  Wrestling is a very popular sport in this area and Liberty High School has one of the best programs in the state.  It helps kids with discipline, coordination, and not only prepares them for high school wrestling, but can help them with other sports like football.

Nelson as a Jr. High Wrestler -2010-11 JV Heavy Weight Champ for the DVAL High School League!

My oldest son Wrestles and Plays High School Football.  He was not very athletic, but Delta Wrestling and the coaches have made him into a great and motivated athlete.  

My 8 and 7 year old have been wrestling for two years.  We take it easy as they are still novices, we go to practices and the local tournaments.

Kids are matched up against other kids about the same weight, and the new kids that are younger wrestle other kids with the same experience level.

They have classes for beginners, intermediate and advanced.  The cost is $100.00 for the first kid and $60.00 for each additional kid.  They get shorts and a t-shirt with registration.

I often write about the great parks we have in abundance here in Brentwood Ca.  We have large mega parks and small neighborhood parks on little corners and niches of land.  Brentwood Ca is full of parks.

WBrentwood Parksell what I did not know is Kaboom USA is a non profit organization that is devoted to working with cities to get people playing.  There are 151 Playful Cities in the US in 2011 and for the 3rd year in a row Brentwood is one of them.  

One of the goals is to have a park within a five minute walk of every home in a commuity.  I am not sure if we have that hear in Brentwood, but if we don't we are pretty close. We also have a number of walking trails in and about Brentwood and the surrounding communities.

Brentwood Ca Liberty High Football Game date changed - Now 9-14-11

Liberty High Football Game Scheduled to be played at American High School on Friday 9-15-11 is now set to be played on 9-14-11 at American High School.  

The JV Game starts at 4:30 and the Varsity Game starts at 7:00 PM.  

American High School is in Fremont Ca at 36300 Fremont Blvd.  

The games for all Fremont schools are played at TAK, which is at American High.  It is behind the front parking lot on Freemont Blvd.

Remember Lions Fans - The Game is Thursday this week - not Friday!
