One of the big problems with many syndicated listing web sites is the number of stale listings. By stale listings I mean something is listed for sale, but has long sense gone into contract, escrow, sold, or otherwise removed from the market.
Many large national Syndicated Sites go in and down load information periodically to populate the list of homes for sale, however, as it is not updated in real time they often have many stale listings on their sites.
As a Broker I make sure that might site for viewing homes is a direct feed from the local MLS market so you can get a better view of what is really for sale. The feed below is direct MLS feed.
However, there are still stale listings on the MLS due to agents and brokers not accurately updating the status of the listing. So something shown as for sale may be in contract or pending already. To help Solve that problem the Contra Costa Association of Realtors published the following new rules:
10.2 Reporting of Sales. Listings with accepted offers shall be reported to the MLS or input into the MLS database as "pending" within 1 day after (with no exceptions for weekends, holidays or postal holidays) of the acceptance, by the listing broker unless the negotiations were carried on under Section 9.1 (a) or (b), in which case, the cooperating broker shall notify the listing broker of the "pending" status within 1 day (with no exceptions for weekends, holidays or postal holidays) after acceptance, whereby the listing broker shall then report or input the status change to the MLS within 1 day (with no exceptions for weekends, holidays or postal holidays) of receiving notice from the cooperating broker. The listing shall be published on the MLS as pending with no price or terms prior to the final closing. Upon final closing, the listing broker shall report or input the listing in the MLS as "sold" within 1 day (with no exceptions for weekends, holidays or postal holidays) of the final closing date. Listings that were not input into the MLS as a result of the seller´s instructions may be input into the MLS "sold" data at the listing broker´s option. If a listing is entered for comparable purposes only, then "For Comp Purposes Only" shall appear in the first line of confidential remarks.
