Well the last several weeks I have been making NFL picks. Started out well and went down hill. I should have quit while I was hot. This week there is only one game to call. However, first I will outline what I would like to see in the NFL:

  1. An 18 Game Season with only 2 pre-season games. Throw in an extra bye week for a 20 week season. There are lots of advantages to this as you will see below.

  2. I like Thursday Night Football, but the players have a point that it is too hard on the teams that have that really short week, especially the traveling team. Well with two bye weeks, both Thursday teams should have the week before as a bye week. That takes care of that problem. Not only that but teams that play on Monday night should be at home the next week.

  3. Teams complain too much about the long travel to the opposite coast and how it is hard to win on the road. Well the long road trips should be 2 to 3 games and the teams could just stay on the far coast. It worked for the Forty-niners.

  4. The economy is not right for it now, but the NFL needs to expand to 40 teams. Five Divisions of 4 teams in each conference. With an 18 game season the teams should play each team in the Division twice, then two teams in each other division in the conference. Based on the prior season record the two top teams of each division play each other and the two bottom teams play each other. That is 14 games so far. Then 4 games against one of the Divisions in the other conference rotated every 5 years. That is an 18 game season. There are plenty of places for 8 New Teams, two in Los Angeles Basin, 1 in Sacramento, (With both bay area teams sharing a south bay sight Sacramento could handle one.) Portland, San Antonio, Orlando, Las Vegas, and Hawaii. Those last three might be short on population, but they are big tourist destinations. Having an NFL might draw tourist out. I could see entire junkets flying over from Japan to watch NFL Games. They do it for golf.

  5. Once we are up to 40 teams it is time for 16 teams in the playoffs. Now with the longer season the playoffs could start the weekend after the BCS Game. Eight big games, 1 Friday night, 3 Saturday, 3 Sunday, and one on Monday night. I don't want more playoff games without expansion. I don't want to be like Hockey.

  6. I liked having the Pro-Bowl in the Super Bowl Stadium the week before. Go back to this. Hawaii will have it's own team.

  7. No more domed stadiums. Nothing like football outdoors. The Black and Blue Division has two domes. That is not right. Nothing like football in the freezing cold.

  8. Congress has no business regulating how local government spends it's money. That being said, Congress should pass a law that says if the NFL has anymore publicly financed stadium deals they loose their Anti-Trust exemption.

    Well that is the NFL that Gene would like to see. The Patriots are the Evil Empire of the NFL – Go Giants 31-28.

Any of you that have read my post know that I like to keep my boys busy in sports. I have 6 boys and the oldest four all do different things. This does not mean they are good at it all the time but they have to participate in something.

The other rule I have is that I choose what you do, unless and until you have a real passion for something; then you can choose. I will let them try different things on a casual level too.

Well my 3rd son Weston was born 6-7 weeks early and spent his first month in the premie nursery. He has a sensory processing disorder which sometimes makes him both socially and physically awkward. He has struggled with baseball and wrestling.

Well he kept saying he wanted to try Karate. My wife spotted a special of 6 weeks including the uniform for $69.00 at Brentwood's American Karate Academy. I honestly wondered if he would last 6 weeks before he got bored.

Karate has been the best thing for my son. The Karate instructors have been really good with him. He still struggles with things and his attention span is sometimes not where it should be, but he loves it. He had some trouble working through his basics at the White Belt and I thought he would want to give up. There were some tears and disappointments but he kept going. When he went to Karate and passed his Gold Belt test he was so proud. He really felt like he had achieved something.

The American Karate Academy Instructors are the best and have a good balance of discipline and yet understanding where the kids are at. My son is starting to talk to me about things he wants to achieve in Karate – this is always good as it shows me he is planning for the future and is beginning to set goals and objectives for himself.

Here is a video of him testing for his 3rd strip on the Gold Belt. He fails the first time, but notice how the instructor encourages him and gets him through the test the 2nd time around.

He is still an awkward little boy on some levels, but Karate at the American Karate Academy is helping. The next night he advanced to his Orange Belt.

Everyone knows first impressions mean a lot. When it comes to selling your home the first thing potential buyers see is the front of your house. For some this begins at the curb and for others it's the front door. For this reason it is incredibly important to remember these areas when getting your house ready to sell.

2 Reasons the front door is so important when selling your home.

  1. Most home owners begin their search either by looking online themselves or reviewing listings online sent to them by their realtors. The thumbnail accompanying the listing is generally a shot of the front of the house with the focal point of the photo being the front door. If potential buyers are not impressed with this first photo they often won't bother to look at the home any further.
  2. Potential buyers spend a good amount of time at the front door waiting for their realtor to open the lock box and unlock the door. This gives them ample time to notice even small things, such as peeling paint, a broken door bell or the worn finish of the door hardware. This was just the case with a home I recently staged in Leander, Texas. Take a look.

  • Repaint. Paint is a home sellers best friend. It is inexpensive, DIY friendly and makes a huge difference.
  • Add a potted plant or flowers.

When deciding if it's time for Baby Boomers to leave their family home for a smaller place, there are many things to think about. Of course, for most, it is never an easy choice to make.
 
You don't need your large house anymore.
 
You don't want to clean your large house anymore.
 
You don't want the financial burdens that are attached to owning a large house.
 
You also don't want to think about how difficult it might be to sort through everything in your large house to get ready for the move.
 
However, Larry and Sheila are finding that many consumers do want to simplify their lifestyles, less maintenance, more travel, more leisure time. In other words, they want to free up their time and energy for more creative pursuits.

 

To help Baby Boomers prepare for the downsizing move, here are 10 Tips to help de-clutter your home. By the way, for those of you "youngsters" who don't know who the "Baby Boomers" are, they are those who were born just after World War II and are called so because of the boom in the number of babies born during that period.

 

1. Start Slow ~  Start with a room that is not often used anymore, like a basement, a formal dining room, or those extra spare bedrooms. This way you avoid cluttering the areas of the home that are used regularly.

 
2. Sort Everything ~ While still in your current residence, sort through everything. Look around the house and toss everything away that you genuinely don't need. Put aside the items that you can sell or donate and take care of those before you move.
 
3. Closets ~ Assort your clothes and really look at the things that you haven't worn in a long time, or don't even fit you anymore. If you haven't worn something in a couple of years, it's time to let go.
 
4. Furniture ~ Really look at all your furniture and think about the space you will have in your new place. When you start with the large items like furniture, you will feel you are  more progressive. Then you can move towards the smallest items like knick-knacks or collectibles.
 
 

5. Let The Family Have Stuff ~ If you still have things that belong to your children or other family members, see it they want them. Otherwise get rid of it. If they don't want it, why are you holding onto it?

 
6. Storage/Attics/Garages ~ Look at your tools, mowers, storage, outdated anything, or whatever else is stored in your garage and get rid of what you don't need. If you move into a condo, chances are they provide all the yard maintenance for you, so do you really need this stuff? There’s usually good items to sell in a garage sale. Why not make extra money, while cleaning out the home.
 
7. Personal Papers And Photographs ~ These often take the most time to go through. Take your time and decide whether to keep, save for your children, or shred. You don’t need to discard photos, but you do need to consider how to organize and store them.
 
8. Gifts And Sentimental Items ~ If you're still hanging onto your children's school papers, and old clothes, ask yourself why? Also as to those gifts that you have received for all kinds of occasions, it’s okay to let go of well-intended but not-quite-on-the-mark gifts. Maybe keep a clear plastic “memory box” for the very special items you want to keep.
 
9. Keep, Sell, Donate, Or Trash ~ Although it maybe difficult to part with possessions, doing so is often a must for anyone planning to downsize. Begin by dividing belongings into keep, sell, donate, and trash categories.  Knowing that others will appreciate these things might make parting with the items a bit easier.
 
10. Let Things Go ~  Don't be afraid to let things go. After all, they are just material things and you might feel a little better living a little lighter. Start to de-clutter your home ahead of the move, you will be able to move into a smaller home easier, lighter and ready for the new excitement ahead!

Listing Agent's first mistake in regards to the home buyer.                                                 

They do little in regards to make sure the lender chosen by the home buyer can perform in a 30 day period. Many big retail banks like Wells Fargo and BoA  take 45-60 days to close and that is if everything goes smoothly.

The listing agent needs to have a lender that can do specialty lending in case the home buyer can not get a traditional loan.

In most cases this deals with properties that have damage. Or there are condos that are considered non-warrantable. They do not qualify for Fannie/ Freddie /FHA loans. The home buyer needs to have options. Have this conversation up front, otherwise it may kill the deal at the end.

THE LISTING AGENT & HOME BUYER NEED TO UNDERSTAND THE DIFFERENT FINANCING OPTIONS

Many lenders have overlays above the seller guidelines from Freddie/Fannie etc. They need to know more than Direct Lending vs brokering. I guarantee the home buyer will not know the difference.  A good listing agent is more than someone who can talk short sales. Understanding the home buyer and their lending situation will definitely keep the red flags emerging at the end.

What should the home buyer do upfront to avoid these issues down the road?

A conversation of what lending programs on the property are potentially available. The home buyer needs to have some flexibility with the type of program they want. Home buyers need to understand the collateral (house) needs to qualify for the loan , as well as the buyer.

On a bright brisk morning not long ago I was reminded of the humble plants strength. Walking around the exterior of this neglected home I saw numerous over grown plants. A large vine meandered its way up the side of the home, reaching around the chimney.

Walking the roof I noticed the vine was well established up here where the light was better. It could be said plants are the ultimate sun worshipers.

It’s always good to know how low you will go, in terms of selling price. This will help to eliminate some of the offers that you find simply offensive or ridiculous. Even though you should consider all offers seriously and take into consideration the terms of each offer, sometimes, if you know the bottom line and are strict about it, you can save yourself time.

Once you know what your limits and reasons are, discuss them with your agent so that they can help you set your goals realistically. If you decide to list your home on your own, make sure you do research on the current market, and you get the proper advice you need in terms of legal issues, etc. The key is to be realistic and to know what your goals are so they can be met.

Turn on the fireplace if it's cold outside.

 

Master Bedrooms, no matter what the size, need to show the buyer their retreat from the world. Don't crowd it with excess furniture. Make sure the closet shows it holds a couples clothes.

If your bedding is tired, use the new bedding now. It will help you sell. Add touches of romance with candles.

Get the kids toys or the office area out of the room.

Yes, do remove family pictures, religious items and used soaps or tooth brushes.

Show the buyers a home you find comfortable, a home that works for you. Just don't show them those dirty sneakers, over flowing hampers, wet towels or make them smell last nights dinner. Leave the warmth but not the drudgery.

Many borrowers are finding that the record-low mortgage rates advertised recently are out of reach. So how can borrowers snag these best rates — which for the 30-year fixed-rate mortgage alone has been under 4 percent recently? Basically, they need to prove to lenders they are less risk: Lenders offer the best rates to those who they perceive as low-risk borrowers.

Here are ways for consumers to show lenders that they are low-risk borrowers, according to a recent article at The New York Times:

Credit score: According to one mortgage broker, ideal borrowers nowadays have a FICO score of 740 or higher to qualify for the best pricing.

Property types: Buyers of a duplex, four-unit building, or condo may have a rate premium added. Also, lenders will charge borrowers more if they plan to rent out the property rather than live there.

Down payment: Borrowers who put down at least 25 percent will most likely attract the best pricing, lenders say. “Lenders offer different breaks on rates if equity is higher, so you should ask what is available,” The New York Times article notes.

Also, borrowers who are able to get a low rate now may want to lock it in if they are heading to closing soon. “Lenders typically agree not to change an offered interest rate for 60 days, but borrowers confident of a quick closing may be willing to accept a 45-day rate guarantee, or even a 30-day lock, in exchange for a small discount, because the transaction’s speed helps the lender reduce its risk,” The New York Times article notes.

We live in a small house, just over 1000 sq feet. It was built in the '40's and has a lot of character, that's why we love it!

Unfortunately there isn't always room for all my stuff...

Many people have the same problem and here are some ideas to make your small Dining Room more efficient! (Here are some tips for your Living Room & Kitchen)

Paint the walls and ceiling in the same shade, that way corners and boundaries disappear. Lighter shades are better for small rooms, but dining rooms can be intimate and moody with a darker shade. As long as everything (fabric, drapes, paint) is in the same tones the room will still appear larger. Midtone paints tend to change colours with the light creating different moods. If you use darker colours, don't paint trim white, it is an eyestopper and you want the eye to keep traveling to make the room seem larger.paint colour



Find a cushioned, banquet or bench, with storage, so the table can slide over it when not in use. Benches provide more seating and banquets can provide a lounging area.



Use glass topped tables if possible to let light flow and the space look larger.

The table is the centerpiece of the room, try to find a round or oval table with leaves that store under or have a drop leaf.

 

 

 



If you are changing flooring, lay it at an angle or place it parallel to the shortest wall to lengthen its appearance. Get an area rug that covers most of the floor. Large area rugs make the room look larger and won't catch the legs of chairs when pulled out.

Use chairs with a lower back and no arms. That way there is nothing to stop the eye.armless chair



Use one piece of large art as a focal point instead of a cluster of small prints. Lots of small pictures give a cluttered appearance.

Replace solid doors with glass paned or sliding doors to let in the light! More light makes a room look larger.

Depending on the view, use draperies to either enhance (same shade as walls) or distract (bold colours, eye stopping).drapes



Buffets are always a good idea for storage and display, or built ins painted the same colour as the wall will always add storage but not shorten the room. When adding accessories, make sure the wall behind can still be seen, then the room won't appear shorter. If you want to draw the eye to the back, line it with a bold wall paper!



Add a mirror, they will always make a room look larger!



Stripes also work on making a room longer (horizontal) or taller (vertical). Paintable wall paper can be used so you have tone one tone and just add texture to the room.stripes

A crystal chandelier will add light but keep sight lines flowing. A fixture with a shade will block sight lines. narrow pendant lighting also keeps the flow.

A beautifully set table will draw the eye to the center of the room, not the tight quarters.
