In the last 6 months 7 homes have sold in Apple Hill Estates from $305,000.00 to $559,000.00, with an average price of $366,571.00 and a median price of $340,000.00. These homes spent an average of 17 days on the market and were priced at an average of $143.00 per SF.
Currently there are 7 homes pending in the Apple Hill Estates priced from $420,000.00 to $500,000.00, with an average price of $457,142.00 and a median price of $450,000.00. These homes were on the market for an average of 7 days and were priced at $144.00 per SF. All of these homes are Short Sales which take some time to close out, this explains the high number of pending compared to those sold.
These prices are on par with prices in general in my Last Brentwood Marketing Report. However, the pricing is lagging since the homes are an average of those sold over the last 6 months and my market report reflects the last 2 months.
