Boomers Top 10 Tips To Let It Go!

Larry and Sheila do a considerable amount of business working with seniors who are either downsizing or thinking about it.

When deciding if it's time for Baby Boomers to leave their family home for a smaller place, there are many things to think about. Of course, for most, it is never an easy choice to make.

You don't need your large house anymore.

You don't want to clean your large house anymore.

You don't want the financial burdens that are attached to owning a large house.

You also don't want to think about how difficult it might be to sort through everything in your large house to get ready for the move.

However, Larry and Sheila are finding that many consumers do want to simplify their lifestyles, less maintenance, more travel, more leisure time. In other words, they want to free up their time and energy for more creative pursuits.

To help Baby Boomers prepare for the downsizing move, here are 10 Tips to help de-clutter your home. By the way, for those of you "youngsters" who don't know who the "Baby Boomers" are, they are those who were born just after World War II and are called so because of the boom in the number of babies born during that period.

1. Start Slow ~  Start with a room that is not often used anymore, like a basement, a formal dining room, or those extra spare bedrooms. This way you avoid cluttering the areas of the home that are used regularly.

2. Sort Everything ~ While still in your current residence, sort through everything. Look around the house and toss everything away that you genuinely don't need. Put aside the items that you can sell or donate and take care of those before you move.

3. Closets ~ Assort your clothes and really look at the things that you haven't worn in a long time, or don't even fit you anymore. If you haven't worn something in a couple of years, it's time to let go.

4. Furniture ~ Really look at all your furniture and think about the space you will have in your new place. When you start with the large items like furniture, you will feel you are  more progressive. Then you can move towards the smallest items like knick-knacks or collectibles.

5. Let The Family Have Stuff ~ If you still have things that belong to your children or other family members, see it they want them. Otherwise get rid of it. If they don't want it, why are you holding onto it?

6. Storage/Attics/Garages ~ Look at your tools, mowers, storage, outdated anything, or whatever else is stored in your garage and get rid of what you don't need. If you move into a condo, chances are they provide all the yard maintenance for you, so do you really need this stuff? There’s usually good items to sell in a garage sale. Why not make extra money, while cleaning out the home.

7. Personal Papers And Photographs ~ These often take the most time to go through. Take your time and decide whether to keep, save for your children, or shred. You don’t need to discard photos, but you do need to consider how to organize and store them.

8. Gifts And Sentimental Items ~ If you're still hanging onto your children's school papers, and old clothes, ask yourself why? Also as to those gifts that you have received for all kinds of occasions, it’s okay to let go of well-intended but not-quite-on-the-mark gifts. Maybe keep a clear plastic “memory box” for the very special items you want to keep.

9. Keep, Sell, Donate, Or Trash ~ Although it maybe difficult to part with possessions, doing so is often a must for anyone planning to downsize. Begin by dividing belongings into keep, sell, donate, and trash categories.  Knowing that others will appreciate these things might make parting with the items a bit easier.

10. Let Things Go ~  Don't be afraid to let things go. After all, they are just material things and you might feel a little better living a little lighter. Start to de-clutter your home ahead of the move, you will be able to move into a smaller home easier, lighter and ready for the new excitement ahead!

And, of course, #11 would be to call Larry and Sheila, Realtors with Charles Rutenberg Realty at 631-805-4400, if you are downsizing on The North Shore Of Long Island!

Contra Costa - PROBATE SALES

Contra Costa County Probate Sales

Selling a Home in Probate is a little different than normally Selling a Home.  Here is a great post on Selling a Home in Probate.  It was written by an Alameda Agent but is generally applicable in Contra Costa County.

PROBATE SALES

PROBATE SALES   Probate sales of homes in California are regulated by the Court and they may have special requirements but are basically like a regular sale. This article concerns probates governed by the Independent Administration of Estates Act(IAEA).

Probate SalesThe Administrator/Executor is exempt from providing a buyer with a Transfer Disclosure Statement, Natural Hazard Disclosure and Mello-Roos disclosures.  The Administrator/Executor does not need to provide the Buyer with a completed Earthquake Guide and is exempt from providing the Buyer with smoke detectors.  Of course Agents are not exempt and must provide all documents that are required of any sale.  Additionally, local law may have requirements that the Seller may have to comply with.  The Administrator/Executor should check with the municipality to determine their responsibility.

ESCROW REQUIREMENTS OF A PROBATE SALE:  The title company will require that they are provided with the Order for Probate of the Estate, they will also request an original "Letters Testamentary" or" Letters of Administration", which ever applies.  When the estate is governed by the Independent Administration of Estates Act(IAEA), usually there will be NO requirement for court confirmation of a sale.

The attorney for the estate must provide the title company with the following:

  • An original 'Letters' with the Administrator/Executor's name and a letter that they have been granted full authority to administer the estate under the provisions of IAEA
  • A copy of the Notice of Proposed Action for the sale of the property
  • Letter from the attorney for the estate stating the following:

           a.  The Administrator/Executor has full authority and the full authority has not been revoked

           b.  That all of the individuals or entities entitled to receive notice have been given notice in a timely manner and that there were no objections lodged to the action.

           c.   There are sufficient assets to satisfy any federal and/or California taxes due.

  • If the decedent used their Social Security number as their Tax ID number, then  the estate will have to request a new Tax ID number.

This article is the first in a series concerning the sale of properties through court proceedings

Contra Costa County - SALE OF A HOME HELD IN A TRUST

Contra Costa County Sale of a Home Held in Trust

Homes Held in Trust are a little different when it comes to Selling a Home.  Here is a great post on Selling a Home Held in Trust.  It was written by an Alameda Agent but is generally applicable in Contra Costa County.

For more information on Selling a Home Held in a Trust or Just a Traditional Sale and Free Home Evaluation go to Home Point Real Estate.

Via Evelyn Kennedy, Residential Real Estate Alameda, CA (Gallagher & Lindsey, Alameda, California):

SALE OF A HOME HELD IN A TRUST

A sale of a home held in a trust is very common.   As an estate planning technique, many people have put their assets, including their homes, in a trust.  The trust then becomes the owner of the home.  This is usually done to protect the estate from a probate, a costly and public court proceeding.

A sale of a home held in a trust may have certain requirements.  Even though trusts are not controlled by the courts there are rules that must be complied with.   The attorney who will be doing the trust administration will advise the family what must be done.

A sale of a home held in a trust will necessitate that an agent request a property profile which will show that the property is, indeed, held in a trust

If the owner of the home has passed away, the successor trustee must be identified because that person will be the person who may sell the property.  The trust will identify the name of the successor trustee.  That person may be the remaining Trustor spouse or an individual appointed by the original Trustors.

According to Placer Title Company, a title company may require certain trust documents to be provided to them:

  1. The title company may ask to see the trust to verify that the person who is acting as trustee is actually named in the trust.
  2. The title company may require a Certification of Trust signed by the successor trustee(s) and the attorney for the trust estate.
  3. The title company may require a death certificate if the original Trustor(s) is/are deceased.
  4. If the trustee is incapacitated, the trust will govern the succession of trustee(s).
  5. If a trustee resigns, the title company may require an acknowledgment of resignation.
  6. A Tax ID number may be needed if the original Trustor(s) is/are deceased.
  7. Disbursement of funds at close of escrow must be issued in the name of the trustee of the trust, so a trust account must be opened to receive funds.
  8. Questions may arise if a power of attorney may be used in the sale of trust property.  According to Placer Title Company, "Unless the trust specifically provides that the trustee can appoint an attorney in fact, a power of attorney cannot be used."

This information applies to Alameda County, California.  Other areas may have entirely different rules.  The Successor Trustee should consult with an attorney in the area in which the property is being sold.  I am not an attorney and do not give legal advice.

Sale of a Home Held in a Trust requires an experienced Realtors.  If you have any questions about selling a home which is in a trust, call me at 510-504-5612

Summerset Homes in Brentwood Ca Home Sales 94513 – For 2010 and 2011

Summerset Homes in Brentwood Ca Home Sales 94513 – For 2010 and 2011

Summerset Homes are part of a popular 55+ Community in East Contra Costa County. Summerset Communities are gated communities on Golf Courses, with pools, club houses, hot tubs, billiards, biking and hiking trails, and a number of recreational activities.

Summerset Homes in the Heart of Brentwood Ca is close to fine dinning, shopping, entertainment, and close to San Francisco and the High Sierra for the best of everything California has to offer.

Often times I look at trends from month to month and can miss the big picture of long term trends. Well here are some charts and figures for the last two years on a quarterly basis.

These numbers are for Homes in Summerset. There is probably still some reporting due on for the 4th quarter of 2011, which could alter the numbers.

Prices and number of sales on Summerset Homes are up and down, tending to spike in the summer. There has been a gradual price decrease on a SF basis over the last two years. Although the 4th quarter numbers of 2011 are down significantly, this should not yet be viewed as a downward trend in the Summerset Real Estate Market. The downward trend in pricing may be due to the sale of larger homes. Large Homes tend to sell for less on a SF basis and I think Larger Summerset Home Sales have picked up as people looking for an excellent quality of life at a good price are moving to Summerset in Brentwood Ca.

Summerset Homes in Brentwood - 5 Secrets to Buying Your Retirement Home for Cheap

Summerset Homes in Brentwood

Via Bill Ness, 55Places.com Active Adult Community Guide (55Places.com):

Buying a retirement home for cheapFor retirees—or those who have retirement in sight—now is a great time to buy a retirement home. Prices are down in most communities and there are many fabulous homes on the market. Of course, that doesn’t mean you should run out and buy without a plan. Just a few simple tips will help you find a great deal and make the most of this buyers’ market.

1. Do Your Homework

By now, you have enough experience to understand that buying a home is a major investment. Perhaps you’ve owned a home (or many homes) before. While you may know more than a young, first-time homebuyer, don’t let your previous experience keep you from doing your homework.

The housing market is changing, and smart homebuyers take the time to research before buying. Investigate the community, the developer and recently sold homes in your chosen area to find out what constitutes a “good deal” in the current market.

2. Review Your Finances and Retirement Goals

Heading into retirement, it’s more important than ever to know just how much house you can truly afford. Many homebuyers got in trouble during the recent housing crisis because they followed bad advice, even though they were afraid it sounded “too good to be true.”

Before talking to a community sales agent or other real estate agent, meet with an independent financial advisor to review your retirement savings. Don’t forget to plan for retirement goals like travel or recreation expenses. Once you know how much you can truly afford to spend on your retirement home, it will be easier to stick to your budget while home shopping and negotiating the sale.

3. Honestly Assess Your Needs

In real estate, there’s an old adage which advises against buying the biggest or grandest house on the block. This is because the value of your home is always dependent in part on the price of its neighboring homes. Bigger homes also require more maintenance and upkeep costs.

Now that the market has made homes more affordable, don’t be tempted to buy a bigger or more luxurious house than you need just because it is a “good deal.” Instead, look for a home that is just right for your retirement needs and use the savings to reach some of your other retirement goals.

4. Consider Community Amenities and Fees

Amenity-rich communities are nice, but no one wants to pay for perks that they know they won’t use. For the best deal, compare the monthly association fees at your favorite active adult communities. Find out what the fees cover and if you would be paying for something you won’t use, like a mandatory golf course membership.

While larger resort-style communities are impressive, make sure you plan to use a good portion of the amenities. Otherwise, you might be happier in a community with lower association fees and just the amenities you will use.

5. Look for Inventory Homes or Resale Homes

Though you may have dreams of buying a new construction, don’t limit your options too much. Choosing a pre-built (or partially built) new home doesn’t give you the freedom to plan every detail, but it can be a great way to save money while still being the original homeowner.

Similarly, you should also let yourself be open to looking at resale homes. You never know when you might come across a previously-owned, well-maintained home which has all the features you want—including a lower price.

Reverse Mortgages are getting tougher!

Reverse Mortgages are getting tougher!

I do not sell Reverse Mortgages, but I think they are a good option for some people in order to keep their home. But I never recommend them for people unless they have no other option as Home Equity may be needed for other expenses at a latter date.

With the drop in interest rates and home values the Reverse Mortgage is not the great option it was a few years ago.

Now, per this article in the On-Line Wall Street Journal, other restrictions will be placed on Reverse Mortgages starti

Attention Condo/Townhome Sellers - Are You Maximizing Your Outdoor Space?

One of the biggest advantages of a condominium or townhome life, is less maintenance and one of the biggest disadvantages -- less yard and/or outdoor space.   When your condo or townhome is on the market for sale, it is best to show off your outdoor space to make sure it is inviting.  Think of it as another room.  This will make potential buyers stay longer and imagine living and buying your condo or townhome.

If you can make your patio or balcony act as an extension of the adjacent room, your prospective buyer visitors will see the potential and could become owners and wouldn't that be nice.  Very nice indeed.
