In July 7 Discovery Bay Bank Owned Homes sold for an average of $286,828.00 and a median selling price of $310,000.00. They sold for an average of $90.00 per SF and were on the market for an average of 19 days.

In June sales were higher and this is probably due to the scheduled deadline of June 30 for the Federal First Time Buyer Tax Credit. Discovery Bay is a small and eclectic market too; which makes trends hard to spot.  There were a total of 13 Discovery Bay Bank Owned Homes sold for an average of $295,976.00 and a median selling price of $295,000.00. They sold for an average of $114.00 per SF and were on the market for an average of 30 days.

Short Sales are becoming the dominate part of the market. You cannot ignore what is going on in with the Short Sale Market.

This report looks at Single Family Home Discovery Bay Short Sales by comparing the Active Market to the Pending Short Sale Market and the Short Sales for the last two months.

There are 33 Discovery Bay Short Sales on the market now with an average asking price of $352,775.00 and a median price of $325,000.00. These Short Sale Homes are listed at an average of $138.00 per SF and have been on the market an average of 61 days.

In July 7 Discovery Bay Short Sales closed escrow with an average price of $373,285.00 and a median price of $360,000.00. The average price per SF on the Short Sales was $145.00 and the homes were on the market for an average of 64 days.

In June Short Sales were brisker, probably due to the anticipation of the deadline on the First Time Home Buyers Tax Credit on June 30. A total of 12 Discovery Bay Short Sales closed escrow in June with an average price of $307,685.00 and a median price of $276,250.00. For Short Sales this is an average price per SF of $120.00 and on average they spent 29 days on the market.

Right now there are 24 Pending Discovery Bay Short Sales with an average list price of $309,152.00 and a median list price of $289,500.00. These Short Sales were on the market for an average of 26 days and had an average list price of $120.00 per SF.

There are too few sales to say there are any trends at this point. However, what is of concern is the number of Pending Short Sales compared to the number of Short Sales that actually happen. The Short Sale process is supposed to be stream lined, but it does not seem to be picking up.

It means you better get a Realtor®/Broker who has an SFR (Short Sale and Foreclosure Resource Trained) Designation from the National Association of Realtors®. This market report looks at Discovery Bay Homes for Sale. The focus is Single Family Homes for Sale. The report compares current Discovery Bay Homes for sale to homes sold in June and July.

Right now there are 92 Discovery Bay Homes for Sale with an average price of $546,532.00 and a median price of $444,450.00. The average price per SF is $195.00 and these homes have been on the market an average of 72 days.

In July 20 of the Discovery Bay Homes for Sale sold with an average price of $355,610.00 and a median price of $352,50.00. The average price per SF was $130.00 and the homes spent an average of 43 days on the market.

In June 31 of the Discovery Bay Homes for Sale sold with an average price of $323,158.00 and a median price of $285,000.00. The average price per SF was $120.00 and the homes spent an average of 30 days on the market.

The reason June appears better in terms of the number of sales is there was a big rush to purchase and close on homes in June due to the end of the Federal and State Tax Credit. Although I expect business to fall of a little with the end of the tax credits there should be a bonus back in August. Even based on July sales we still have about a 3 month supply of homes.  Prices where up in July, But Discovery Bay Homes for sale represent a diverse and eclectic area with entry level homes, golf course homes, homes with deep water docks, and gated communities.  So I few high end sales can skew the figures from month to month.

In June 13 Bank Owned Homes sold in Discovery Bay for an average price of $295,976.00 and a median price of $295,000.00. These homes sold for an average of $114.00 per SF and spent an average of 30 days on the market.

In May 11 Bank Owned Homes sold in Discovery Bay for an average price of $309,272.00 and a median price of $286,600.00. These homes sold for an average of $119.00 per SF and spent an average of 27 days on the market.

In June 12 Short Sale Homes Sold in Discovery Bay with an average price of $307,685.00 and a median price of $276,250.00. The average price per SF was $121.00 and the homes spent an average of 30 days on the market.

This compares to May with 14 Short Sale Homes sold for an average price per SF of $368,021.00 and a median price of $279,500.00. These homes sold for an average of $142.00 per SF and spent an average of 33 days on the market.

Short Sales are the dominate part of the market. New Federal Guidelines are supposed to speed the Short Sale process, however, at the current rate of closings it would take over 6 months to clear the current pending inventory of Short Sales.

I ran the numbers last week on Discovery Bay Homes for Sale and the market is still very hot. There are 71 Discovery Bay Homes for Sale as of last week. The average price of the homes is $599,449.00 and the median price is $469,000.00. The average price per SF is $199.00 and they have been on the market 68 days.

In April 37 of the Discovery Bay Homes for Sale sold for an average price of $379,270.00 and the median price was $320,000.00 with an average price per SF of $170.00. Those homes spent an average of 45 days on the market.

In March Discovery Bay Homes for Sale sold lower with an average price of $301,375.00 and a median price of $280,000.00. The average price per SF however was slightly up at $120.00 per SF and they spent a average of 18 days on the market. There were only 82 sales.
