Best Buy On Novato Luxury Home

Currently there are 148 Homes for Sale in Novato priced from $99,900 to $6,250,000.00.  I omitted the top one from the averages that follow as it is in a class by itself and really skews the numbers.  The Average price is $762,846.00 and the median price is $681,500.00 with an average days on the market of 90.  In January 39 Homes for Sale in Novato Sold at an average price of $452,726.00 and a median price of $425,000.00 with an average of 98 Days on the Market.  In February things seem to have gone down with 35 sales, but an average price of $512,200.00 and a median price of $480,000.00 with an average of 118 days on the market.

However, the top end of the Homes for Sale in Novato seems to be picking up, with 58 homes over $750,000.00 currently on the market.  The average price is $1,099,282.00 and the median price is $937,000.00, with an average time of 103 days on the market.  In January only two Homes for Sale in Novato sold in this price range for $1,195,000.00 and $875,000.00.  However, in February there were a total of 7 sold in this price range at an average price of $935,214.00 and a median price of $825,000.00, with an average of 136 days on the market.

Homes for sale in Novato under $750,000.00 include 90 homes at this time with an average price of $489,920.00 and a median price of $493,000.00, and with an average of 81 days on the market.  In January 37 Homes for Sale in Novato sold in this price range with an average price of $421,792.00 and a median price of $425,000.00, with an average of 102 days on the market.  In February only 28 sold in this price range (there might be some late reporting coming in still) with an average price of $406,446.00 and a median price of $432,500.00, with an average of 113 days on the market.

This report looks at Homes for Sale in Novato California.  In past months I have divided this report up between properties over and under $750,000.00 to exam the top and bottom of the market.  This month I thought I would look at the FHA purchase limits to come up with a break.  With a minimum 3.5% down payment the purchase cap in Marin County would be $756,217.00 so it is really a moot issue as this is about where we had the break anyway.

Right now there are 143 Homes for Sale in Novato priced from $109,900 to $6,250,000.00.  The average price is $756,386.00 and a median price of $669,000.00.  The average size is 2,272 SF and the median size is 1,925.00.

There are 86 Novato Homes for Sale under $756,217.00 with an average price of $467,592.00 and a median price of $475,000.00.  The average size is 1,627 SF and the median size is 1,523 SF. 

There are 57 Homes for Sale in Novato over $756,217.00 with an average price of $1,214,714.00 and a median price of $949,000.00.  The average size is 3,270 SF and the median size is 3,163 SF.

In January the sold Homes for Sale in Novato was down.  This is probably due to the holidays.  The homes sold in January for the the most part would have gone into escrow in November and December.  In January 39 Homes for Sale in Novato sold with an average price of $552,726.00 and a median price of $425,000.00.  The average size was 1,584 SF and the median size was 1,491 SF.

Looking at Homes for Sale in Novato that sold in January for under $756,217.00 there were 37 with average price of $422,792.00 and a median price of $425,000.00.  The average size was 1,584 SF and the median size was 1,491 SF.  Compared to Novato Homes for Sale over $756,217.00 only 2 sold for $900,000.00 and $1,150,000.00, for an average/median price of $1,025,000.00.  The size of these 2 homes was 3,089 and 4,461 Sf for an average/median of 3,375 SF.

In December Homes for Sale in Novato had moved faster with 58 sales and an average price of $543,566.00 and a median price of $538,000.00.  The average size was 1,974 SF and the median size was 1,859 SF. 

Forty-eight Novato Homes for Sale under $756,217.00 sold in December with an average price of $459,975.00 and a median price of $480,000.00.  The homes had an average size of 1,667 SF with a median size of 1,653 SF. Ten homes over $756,217.00 sold for an average price of $944,800.00 and a median price of $927,500.00.  Of those ten homes the average size was 3,447 SF and a median size of 3,483 SF.

On the surface it appears prices are trending down, but so are the size of the homes sold.  Sales should pick up with spring and when the weather gets better.  Larger homes will be the best buys on the market in the coming year.

This report looks at Single Family Homes for Sale in Novato and compares sales on the higher end of the market to the market as a whole.  This report compares December and November sales to active Homes for Sale in Novato.

Currently there are 103 Homes for Sale in Novato.  The price ranges from $325,000.00 to $6,950,000.00.  The average Home for Sale has been on the market for 101 days with an average price of $903,307.00 and an average size of 2,701 SF.  The Median numbers for Homes for Sale in Novato are 75 days on the market, price of $799,999.00 and 2,644 SF.

However, if you look at Homes for Sale in Novato over $750,000.00 the results are very different.  There are 54 Homes with an average price of $1,191,133.00 and they have been on the market for an average of 133 days and are 3401 SF on average.  There is one very expensive house driving some of the numbers up.  The median price is $922,000 with 112 days on market and 3174 SF.

In Novato there were 37 homes sold in November.  The average price was $620,851.00 and they had been on the market 79 days with an average size of 2,103 SF. The median numbers were $566,000.00 price and 1,694 SF with 47 days on the market.

For homes over $750,000.00 there were only eight homes sold in Novato in November, even though homes over $750,000.00 represent half the market.  The average home over $750,000.00 was priced at $986,000 and 3,769 SF; the average days on market for those sold was 81.  The median price was $917,500.00 and 3,623 SF, with 68 days on the market.

In December the market for Homes for Sale in Novato actually picked up a little with 41 sales.  The average price was $620,229 with the average size of 2,247 SF and 116 days on the market.  With a median sales price of $590,000.00 and median size of 2,110, with 80 days on the market.

In December 10 homes over $750,000.00 sold in Novato at an average price of $945,300 and 3,447 SF, the average days on market was 191.  The median price is $927,500.00 with a median of 3,483 SF, and 186 days on the market.

Overall the trends in Novato are sales of smaller homes at a rapid pace and a soft market on larger homes.  Although the December numbers do show a pick up in higher end sales and the price of homes in general.

Novato Housing Market Report 12-09.

This report looks at Homes for Sale in Novato California.  It compares the Current Homes for Sale in Novato to Homes sold in Novato in November and October to look at sales trends. 

Best Buy in Novato

Currently there are 125 Homes for Sale in Novato with an average size of 2460 SF.  The Average List Price is $830,023.00.  The median price is only $719,000.00 which indicates some higher priced homes are pulling the numbers up.  These homes have an average Combined Days on Market of 106.

The Novato Homes for Sale priced over $750,000.00 total 58.  The average size of these homes is 3334 SF and the average price is $1,234,419.00 with an Average Combined Days on Market of 104.

In October Homes for sale in Novato did pretty good with 76 sold.  The Average SF of those sold was 1943 and the average price was $550,667.00.  The average Combined Days on Market was 97.

For homes over $750,000.00 in price on 17 Homes Sold in Novato in October.  The average SF of these homes was 3,177 and the Average price was $998,052.00. 

November Home Sales in Novato where off signifcantly with only 51 sold.  The average SF was 1858 and the average price was $523,961.00.  The average combined days on market was 95.  

For homes over $750,000.00 in November there were only 8 sales.  The Average SF was 3,769 and the average price was $986,000.00.  The average Combined Days on Market was 81.

It seems lower priced small homes are really pushing the market.  Higher end homes are selling, but the market is slower.  As "higher" end homes is an eclectic group that could include lots of land and a number of different amenities it is tough to draw conclusions from limited sales numbers.
