December’s Season of Celebrations & Sharing Contest – Falcon Wrestling Invitational!

Once again the Freedom Falcon Wrestling Club is hosting it's classic December tournament. This is on Sunday December 4, 2011. Weigh-ins are Saturday night from 7-8 or Sunday morning from 7-8. Wrestling starts at 9 am.  This is at Freedom High School in Oakley Ca.

Ages are from 5 to Jr. High School Age. You will need a USAA Wrestling Card to compete.

There entry fee is only $10.00 and they will be running 6 full mats.

I have been to the Falcon Tournaments before and they are well run, in a great facility, and lots of fun.

Here is Janson (My 7 year old) at the recent Turkey Takedown at Liberty High. Jason is in the Shorts and T-Shirt. He did not get pinned and at this point we call that a victory!

In August 61 Oakley Homes sold for an average of $105.86 per SF; sales jumped up to 66 in September but the average price per SF dropped to $101.68. In October the total number of sales dropped to 49, but the Average price per SF was way up to $109.71.

As you can see there is a correlation between the number of homes on the market and the sales price per SF. Fewer Homes = Higher Prices.

Well right now there are 90 Home for Sale in Oakley Ca with an average Asking Price per SF of $126.52. These means the supply of Homes in Oakley Ca is less than 2 months. Generally speaking of supply of 4 months or less is considered a Sellers Market.

When Buying a Home you will often see the Phrase "As Is".  Don't let is scare you too much.  Sometimes it is over used.  It is a code word saying the seller does not want to pay for repairs that might be needed.  

You still get an inspection and you can always negotiate.

As a real estate professional in the greater New Milford, CT area, I do come across the term "as is" many times. "As is" means something different to each party, let me explain.

Selling your home "as is".

Real Estate As IsSometimes while listing a house the seller will tell me they want to sell the house "as is". I caution them that if we put "as is" in the listing it will send up a big red flag to the buyer and buyers agent.

"I wonder what they aren't going to fix?"

Perhaps you have spent time and money preparing your home for sale. You had a pre-listing inspection and took care of the issues that were pointed out to you. There is no need for you to put "as is" in the listing, if any issues do come up with a buyers inspection you are not required to fix them. The confusion on this point comes in with the buyers lender. They may ask for the inspection report and red flag certain items themselves, refusing to lend money until these issues are addressed.

But again, it is your right to say no, I will not fix anymore. I have done enough! Just know it might cost the deal, you should always discuss it with your real estate agent and if you are already in contract, discuss it with your attorney as well.

Buying a home "as is".

Buyers do not like to see "as is". I expect certain types of listings will be sold "as is". For instance, a short sale. Often times the home owner does not have the financial ability to address an issue that crops up. If the issue is a real deal breaker, it is not unheard of for the lender to assist correcting the issue in order to keep the sale on track, but don't hold your breath.

Foreclosures are often sold "as is". However I am seeing more and more lenders who understand that if they want to get the property sold they may have to address certain issues. If a buyer discovers that the septic system is shot, they may fix it if they know it will stop any other buyers from purchasing the property. However this is not a given. Homes that are in probate are often sold "as is" also. There just may not be enough money in the estate to pay for any repairs.

All in all, when purchasing a home that is "as is", make sure you get a very thorough home inspection. And make sure you understand that your lender may not be on board with the findings, especially for a first time home buyer.

"As Is" in real estate is not always the case! My advice? Keep it off the listing if you are a seller.If you know there are issues that are going to pop up and you can't address them, price it accordingly. If you are a buyer, just make sure you know what you are walking into. "As is" is really nothing more than a big red flag!

Home Buyers are being cautious about buying a home because of the fear that prices are still dropping. There are values to be had, and when factoring in the loss factor of paying rent, a home buyer should just consider buying enough home to satisfy their living needs.

The initial purchase, commonly referred to as a Started Home, is usually a smaller but functional property, with 2-3 bedrooms, kitchen, living room and a bath. This is probably similar in size to a common rental unit. The essential difference, is that the owner now has an investment for themselves and their family.

Yes, there are some additional responsibilities such as yard and home maintenance, but this work maintains the equity, or potential profit, of the home. The end of month payment may be slightly larger than a rental property, but this is largely deductible from taxes at the end of the year and the rent is not. The monthly mortgage payment with a fixed rate will have very small changes if any to payments except for taxes if they are added to the payment. A renter's payments can change from 3-5% with each year, and that in itself can cause a renter to move much more frequently, and adds those costs as well.

 

 

A real difference in owning vs. renting is that owners have a much stronger sense of community than renters. Their mindset is one of pride, and it can make them friendlier and maybe even healthier.

Because of the stability of a home, children of home owners typically stay in school longer and do better in school. They are also more likely to participate in local activities and spend less time in doors in front of a television.

 With the stability of home ownership also comes a stability of a neighborhood. Communities of owner occupied homes tend to have lower crime rates.

When prices decline investors rush to buy properties.  They hold on to these properties because they expect the values to increase. In the meantime they rent them out. Demand for rentals goes up when fewer owner occupant properties are sold.  As demand  for rentals goes up so do the rents.

If you own your own home, and get a fixed rate mortgage, your prinicipal and interest payments are constant. The taxes and insurance usually go up, but guess what ? Landlords also add this to the rental increase if you are renting..

I work with a lot of people Buying a Home in Oakley and other communities and the words "As Is" scares the living day lights out of them.

What does "As Is" mean?  Does it mean you cannot investigate?  Does it mean you are taking a chance?  Does it mean the seller will not negotiate?  

Although I am not a Lawyer, as I understand it legally it means NOTHING!  You cannot deny a buyer the right to do due diligence.  In fact we give people so many multiple, repetitive, and laboursly boring to disclosures to read (As mandated by law and common sense) that most people do not realize how much due diligence they can do if they want.  

As a practical matter what the seller is saying to a Home Buyer is"Do not ask or expect me to pay for any repairs."

Generally in this market what I tell Buyers is not to expect any repairs.  Banks will not do them and certainly people selling the home in a Short Sale will not make any repairs (although sometimes you can get the bank to drop the price on a Short Sale if repairs are needed.)

Then Why do Inspections (and other due diligence)?  Well you want to know what is wrong with the place.  A good inspector will find lots of small issues and provide you with a guide for future maitenance and things to watch for.  Don't sweat the small stuff - know this going in.  

Now on occasion the Inspector will come up with a major problem.  At this point you need to get the seller to fix it, cut the price, or walk away (if you cannot deal with it).  This happens. Sometimes the seller/bank has no idea about the problem and will work with you when they find out how big it is.  Especially when considered in light of the rest of the market and now having to sell the house with a known problem.

Another case where the banks will negotiate repairs on an "as is" sale is when the lender requires something to be repaired.

Other than these types of situations do not expect repairs on an "As Is" purchase, but you can always walk away or try to negotiate.

The Housing Market in Oakley Ca is Hot.  Oakley Ca is a great community with many fine ammenities, but still very affordable.  In the Heart of Contra Costa County's Delta Country it is a prime spot for Water Sports.  There are a lot of reasons the Oakley Ca Housing Market is moving fast and people are moving to Oakley.

Right now there are 102 in the Oakley Housing Market, 99 on one acre or less.  I have excluded the large estates from this report as they skew the numbers up.  Those 99 homes have been on the market for an average of 74 days at an average price of $235,204.00 or $119.00 per SF.

In July 53 homes in the Oakley Housing Market sold after spending an average of 42 Days on the market.  The average price was $207,106.00 and $108.35 per SF.

In August 58 Homes sold in the Oakley Housing Market with an average of only 39 Days on the market.  The average price was up to $216,574.00 but the price per SF was down to $103.14.

The Housing Market is holding steady.  The price change with higher average price, but lower price per SF indicates a shift to buyers buying larger homes; where the homes cost more but they are cheaper on a SF basis.
