In this post I want to take a look at Pleasant Hill Homes for Sale.  I want to compare all Homes for Sale in Pleasant Hill to Townhomes and Condos in Pleasant Hill.

Here is a chart showing Homes for Sale currently and homes sold in Pleasant hill broken down by month for the last 6 months.  The chart is a all residential property; single family homes, townhomes, and condos.

The average and median price shows a lot of up and down.  However, the key figure I look at is Price Per SF.  This figure was gradually going up, spiked in November and then has been gradually heading down.  The spike in December does not concern me to much as it seems to be an anomaly due to the low number of townhome and condos sold in November.  Townhomes and Condos will tend to be cheaper per SF than single family homes.  With fewer in the mix it will drive the other numbers up.

Generally speaking the figures for townhomes and condos mirror the numbers for all Homes for Sale in Pleasant Hill, just lower price per SF. 

The slight decline in numbers could be a seasonal shift.  The average price per SF for townhomes and condos is actually higher than the average asking price.  This confirms a trend of a faster market for smaller entry level homes.  The average days on market indicates homes are selling quickly.
