There is one other factor that I think effects the price of Deep Water Dock Homes and that is how close the Deep Water Dock Home is to the Fast Water.  I used Sand Point as my cut off point.  Those Deep Water Dock Homes north of Sand Point are priced higher on a PPSF basis (on average) than those Deep Water Dock Homes south of Sand Point.
