Values seem to be holding steady, but the no of homes for sale seem to be declining. Could this be because sellers are tired of waiting?

Vaule in Brentwood and reasonable pricing is different in CA than most of the rest of the country, I think it is great that you show the prices per square foot. It gives a real sense of the activity. And yet, the sq foot price has to do with the house and it's amenities which are not always the same from house to house are they? Great analysis.

There are lots of reasons for the variations and your right condition plays a big part. I assume it averages out. I eliminated large estate homes from the mix as they really skew the numbers up.
