Where are all the Move Up Buyers and Sellers in Brentwood California and Contra Costa County?

The California Association of Realtors puts out some great inforgraphics. Here is one that deals with people considering to sell and move up:

There is a lot of information here and it is always important to remember the difference between what people say and what people actually do. The numbers I think are the most interesting are 1) that 64% of people do not feel they can afford the home they want if they sell; and 2) 60% of the people not thinking of selling feel they are in the home they will retire in.

My gut feeling is that move up buying has slowed down because of both economic reality and a conservative approach by home owners. Home owners do not want to loose their home and will stay put in a secure situation rather than move up. People are looking to other things for contentment than having the most expensive possible home they can afford.

Even though my Bread and Butter is helping people Buy and Sell Homes I think there is a lot of wisdom in being conservative and making due. Yet there are times to Move Up or Down Size. Some families are growing and you just need a bigger home. Other times you can down size your mortgage and get a bigger home by moving to a quality and affordable community like Brentwood California or other East Contra Costa County Communities. And as people move toward retirement maybe they should consider moving to a single story home, or a smaller home, or a 55 Plus Community like Summerset.

Affordability is definitely becoming more of an issue, especially in some communities. I thought this was a very interesting infographic to share - I missed this particular one

I share your observation that people no longer want the biggest house they can afford. I wonder if it's related to the Baby Boomers retiring and downsizing? It's surely on our near future plans.

We are seeing this same scenario here in Denver too.   Or, sellers fear they cannot find a home at all with the low inventory.

Gene what a great and wise post, too many people say one thing and do another.... my take of the slow down is the lack of confidence in the politicians and their interpretation of what the economy is really like. Second the fear of paying the new taxes on the property they would buy vs. what they are paying for their current home...but what do I know....Endre
